Job summary

Dalton Square Assisted Living, a community of Navion Senior Living, in Dalton, GA, seeks a Maintenance Director to lead the maintenance team and uphold health and safety standards. The role covers HVAC, electrical, plumbing, and carpentry, with budgeting and reporting duties.

The candidate will oversee maintenance activities, collaborate with inspectors, and ensure timely repairs while maintaining high service quality for residents.

Qualifications

• Seven plus years of hands on building maintenance and facilities management experience.
• Valid driver’s license for occasional transportation support.
• Experience managing staff and budgets.

Responsibilities

• Supervise maintenance and housekeeping staff, including hiring, training, evaluating performance, resolving disciplinary issues and terminations.
• Directs associates in maintenance and upkeep of the interior and exterior of the community; inspects work for conformance to standards and policies.
• Oversees regulatory maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscaping, kitchen equipment, and Help Call Systems.
• Prioritizes and executes maintenance repair requests by residents in their apartments.
• Hands-on repairs and maintenance of the building, painting, carpet cleaning, and keeping walls, floors, doors, and woodwork in common areas in good condition.
• Maintains communication with local fire marshal, building inspector, state elevator inspector, and other jurisdictions.
• Assesses plumbing and electrical problems and works within local/state codes to fix them.
• Subject matter expert on all Physical Plant Systems, including HVAC, plumbing, electrical, elevator, life safety, landscaping, kitchen equipment, and emergency systems.
• Responds to resident or community emergencies as needed.
• Manages the Computerized Preventative Maintenance Program.
• Collaborates with Local and Regional teams to identify capital projects year over year.

Responsibilities

• Responsible for direct supervision of the maintenance and housekeeping staff, to include hiring, training, evaluating performance, resolving disciplinary issues and terminations.
• Directs associates engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed work for conformance to standards and policies.
• Oversees scheduled regulatory maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and Help Call Systems.
• Prioritizes and executes maintenance repair requests by residents in their apartments.
• Hands on approach to repairs and maintenance of building including refreshing vacant rooms in a timely manner. This includes painting and cleaning carpets. Assures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
• Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
• Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
• Subject matter expert on all Physical Plant Systems including but not limited to, HVAC, plumbing, electrical, elevator, life safety systems, landscaping, kitchen equipment, and emergency systems.
• Responds appropriately to resident or community emergencies by assisting as need
• Responsible for managing the Computerized Preventative Maintenance Program.
• Works with Local and Regional Team to Identify capital projects year over year.

Requirements

• Seven plus years of hands on building maintenance and facilities management experience, preferably in a senior living or multi-family environment
• A valid driver's license for occasional transportation support.
• HVAC & Mechanical Experience is preferred.
• Experience managing staff and budgets is required.
• A high School diploma or GED accepted
• To be successful you will need to have the ability to handle multiple priorities, possess written and verbal skills for effective communication, be competent in organizational, time management skills and demonstrate good judgment, problem solving and decision-making skills.
• You will also need to demonstrate your ability to serve seniors in a team environment
