Maintenance Director (Full-Time) - Arbor Ridge at Stanleyville

Arbor Ridge at Stanleyville, a leading provider of Senior Living Services, is seeking a Maintenance Director to join its team. The ideal candidate will have a solid understanding of plumbing, electrical systems, carpentry, and other crafts, along with knowledge of maintenance processes and health and safety regulations. Administrative skills such as reporting and budgeting are also important.

Responsibilities

• Supervise maintenance and housekeeping staff, including hiring, training, performance evaluations, and disciplinary actions.
• Oversee maintenance of the community's interior and exterior, inspecting work for quality and compliance.
• Manage scheduled regulatory maintenance on HVAC, elevator, fire and sprinkler systems, generators, landscaping, kitchen equipment, and Help Call Systems.
• Prioritize and address resident repair requests promptly.
• Perform repairs and maintenance, including painting and carpet cleaning, ensuring common areas are well-maintained.
• Maintain communication with local authorities such as fire marshals, building inspectors, and elevator inspectors.
• Diagnose and resolve plumbing and electrical issues within legal and safety standards.
• Serve as a subject matter expert on physical plant systems.
• Respond to emergencies as needed.
• Manage the Computerized Preventative Maintenance Program.
• Collaborate with local and regional teams on capital projects.

Requirements

• Seven+ years of hands-on building maintenance and facilities management experience, preferably in senior living or multi-family settings.
• Valid driver's license for occasional transport support.
• HVAC and mechanical experience preferred.
• Experience managing staff and budgets.
• High School diploma or GED.
• Strong organizational, time management, communication, problem-solving, and decision-making skills.
• Ability to serve seniors in a team environment.
