Job Title: Maintenance Director
Job Summary:
The Maintenance Director is responsible for planning, organizing, directing, controlling, and evaluating the maintenance program and services, grounds maintenance, and upkeep.
Essential Functions:
- Oversee duties related to plumbing, painting, carpentry, mechanical, heating, cooling, water systems, and minor electrical work.
- Monitor and supervise all service contracts and external work.
- Manage maintenance of grounds, parking lots, driveways, sidewalks, and security systems.
- Coordinate transportation maintenance, including vehicles and campus equipment.
- Perform minor electrical repairs and installations as an electrician.
- Handle plumbing tasks such as assembling, installing, and repairing pipes, fittings, and fixtures.
- Carry out carpentry duties involving building alterations, repairs, and maintenance.
- Operate power tools and equipment safely and maintain them in good condition.
- Ensure safety standards are developed, maintained, and regularly reviewed.
- Coordinate annual fire safety inspections and address deficiencies.
- Maintain compliance with relevant regulations and standards for the facility and grounds.
- Develop and review maintenance logs and equipment records.
- Establish procedures for timely repairs of equipment.
- Coordinate fire safety training for residential services personnel.
- Ensure proper use and care of maintenance vehicles.
- Promote positive relations with patients, families, and guests.
- Communicate tactfully and appropriately in sensitive situations.
- Adhere to workplace behavior and dress code policies.
- Follow the maintenance program and safety guidelines of Caraday Healthcare.
Qualifications:
- Minimum of three years of maintenance facility experience.
- Effective communication skills in English, both oral and written.
- Ability to identify problems and implement solutions promptly.
- Deep understanding of physical plant maintenance requirements.
- Knowledge of applicable state and federal guidelines.
- Experience in long-term care settings is preferred.
- Ability to estimate maintenance and repair costs.
Physical Requirements:
Ability to perform movements such as pushing, pulling, lifting up to 150 pounds with or without accommodations.
Work Schedule:
As assigned, including weekends, holidays, evenings, and on-call 24 hours.
Work Environment:
Maintenance setting.
