Job summary

The Terraces at Westminster is seeking a Director of Maintenance to lead all facility maintenance operations and support high-quality resident care. This full-time role requires overseeing preventive programs, supervising staff and contractors, and ensuring code compliance.

Applicants should have 4+ years in maintenance, healthcare facility experience, and strong leadership. HVAC certification is preferred, with knowledge of boilers, generators and system schematics.

Qualifications

• Must have at least 4 years of maintenance experience.
• Healthcare facility or nursing home experience required.
• HVAC certification strongly preferred.
• Strong knowledge of boilers, compressors, generators, electrical and plumbing systems.
• Ability to read blueprints, drawings and system schematics.
• Knowledge of building codes and safety regulations.
• Must be licensed or certified per state/regulatory requirements.
• Strong leadership, organization and problem-solving skills.

Responsibilities

• Oversee maintenance operations to keep the facility safe, functional and well-maintained.
• Manage preventive maintenance programs, equipment repairs, and facility systems.
• Ensure compliance with building codes, safety regulations and facility standards.
• Supervise maintenance staff, contractors and vendors for timely work.
• Maintain critical systems including boilers, compressors, generators, HVAC, electrical and plumbing.
• Conduct routine facility inspections to ensure safety standards.
• Read and use blueprints, manuals and system documentation to support work.
• Maintain accurate records of maintenance activities and compliance.
• Respond promptly to maintenance emergencies to protect residents.

Responsibilities for Director of Maintenance:

• Oversee all maintenance operations to ensure the facility is safe, functional, and well-maintained at all times.
• Manage preventative maintenance programs, equipment repairs, and facility systems to ensure uninterrupted operations.
• Ensure compliance with all applicable building codes, safety regulations, and facility standards.
• Supervise and coordinate maintenance staff, contractors, and vendors to ensure timely and high-quality completion of work.
• Maintain and monitor critical facility systems, including boilers, compressors, generators, HVAC, electrical, and plumbing systems.
• Conduct routine inspections of the facility to identify maintenance needs and ensure safety standards are consistently met.
• Interpret and utilize blueprints, technical manuals, and system documentation to support maintenance and repair activities.
• Maintain accurate records of maintenance activities, inspections, and compliance documentation.
• Respond promptly to maintenance emergencies to ensure resident safety and continuity of care.

Qualifications for Director of Maintenance:

• Must have a minimum of four (4) years of experience in a maintenance role.
• Nursing home or healthcare facility experience required.
• HVAC certification strongly preferred.
• Strong working knowledge of boilers, compressors, generators, and other mechanical, electrical, and plumbing systems.
• Ability to read and interpret blueprints, technical drawings, and system schematics.
• Knowledge of applicable building codes, safety regulations, and compliance standards required.
• Must be licensed or certified in accordance with applicable state and regulatory requirements.
• Strong problem-solving, organizational, and leadership skills.
