Job summary

Medical Services of America, Inc. is seeking a facilities maintenance professional to manage maintenance and grounds of the community. You will perform repairs, coordinate with external providers, and keep accurate records of all work and inspections.

You will oversee landscaping, refurbish vacated apartments, manage supplies, and control costs within budget. A current first-aid certification and basic computer skills (Word/Excel) are required.

Qualifications

• Must be at least 21 years of age.
• High school education or equivalent GED.
• Must have experience in maintenance work and/or construction.
• Must maintain current first-aid certification.
• Must have experience working with computers (MS Word and Excel).

Responsibilities

• Maintain and repair the Community building and grounds.
• Perform or coordinate all preventative maintenance tasks; document work.
• Respond to maintenance work requests in a timely manner and document repairs.
• Oversee all landscape maintenance on an ongoing basis.
• Maintain accurate maintenance records for utilities, systems and equipment.
• Refurbish vacated apartments in a timely manner; document work performed.
• Ensure proper storage and labeling of all equipment and supplies.
• Inventory and order maintenance supplies as needed.
• Obtain bids and oversee maintenance-related contracts with Executive Director approval.
• Keep maintenance-related costs within budget guidelines.
• Perform or coordinate preventative maintenance on Community van and vehicles; record inspections.
• Report suspected resident abuse to the Ombudsman, adult protective services, DPH, and responsible party.
• Perform all other tasks as requested.

Job description

Responsible for the maintenance and repair of the Community building and grounds, including the performance and/or coordination of all needed preventative and responsive maintenance tasks.

Responsibilities:

• Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents.
• Ensures all required preventative maintenance tasks are completed, either by directly performing the tasks or contracting with outside providers as appropriate. Provides appropriate documentation of all work completed.
• Makes repairs as needed, responding to maintenance work requests in a timely manner, and documents completed repairs.
• Performs or oversees all landscape maintenance on an ongoing basis.
• Maintains accurate maintenance records on all utilities, systems and equipment.
• Refurbishes vacated apartments in a timely manner, documenting all work performed.
• Ensures the proper storage and labeling of all equipment and supplies.
• Inventories and orders maintenance supplies on an as-needed basis.
• Obtains bids, establishes and oversees all maintenance-related contracts, with approval from the Executive Director.
• Ensures maintenance-related costs stay within the budgetary guidelines established for the Community.
• Performs or coordinates all preventative maintenance needed to maintain the Community van and/or other vehicles in good condition; keeps a record of all inspections completed and work performed.
• Reports any suspected resident abuse to the Ombudsman, adult protective services, DPH, and the resident's responsible party.

Qualifications:

• Enjoys working with the elderly.
• Able to work effectively and make good judgments with minimal supervision. Good problem-solving abilities.
• Mechanical aptitude.
• Professional in appearance with a positive attitude toward the residents.

Requirements:

• Free of communicable disease
• Criminal record clearance
• Current First-Aid certification
• Ability to read, write and understand EnglishGeneral understanding of the needs of the elderly

• Able to physically/mentally perform tasks, as verified by a health screening that includes TB clearance

EDUCATION AND EXPERIENCE:

• Must be at least 21 years of age
