Job summary

Holston Rehabilitation and Healthcare Center in Kingsport, TN is seeking a Maintenance Director to lead the Maintenance Department and ensure the facility operates safely and reliably. The role manages schedules, regulatory compliance, and coordination with other departments to keep resident services uninterrupted.

The position requires a strong maintenance background, the ability to make independent decisions, and excellent communication with staff and partners.

Qualifications

• High school diploma or equivalent required.
• Maintenance experience required; healthcare setting a plus.
• Knowledge of boilers, compressors, generators, heating and air conditioning.
• Ability to make independent decisions when needed.
• Excellent communication skills with all facility levels, residents, and partners.
• On-call availability for emergencies, weekends or holidays as needed.

Responsibilities

• Direct, organize, and oversee the Maintenance Department's operation, ensuring compliance with regulations.
• Develop and implement maintenance programs, goals, policies, and procedures.
• Coordinate daily maintenance services with other departments (Housekeeping, Dietary, Nursing, Activities).
• Prioritize and manage unscheduled maintenance to ensure resident comfort and facility function.
• Maintain equipment, grounds, and property through scheduled and preventive maintenance.
• Ensure safety regulations compliance and oversee safety inspections and fire protection programs.
• Coordinate external maintenance services to meet standards.
• Prepare and submit reports to the Administrator, including accident and incident reports.
• Participate in surveys and audits, implementing corrective actions for deficiencies.
• Manage the department's inventory, supplies, and equipment.

Key Responsibilities:

2. Develop and implement maintenance programs, goals, objectives, policies, and procedures
3. Coordinate daily maintenance services with related departments (e.g., Housekeeping, Dietary, Nursing, Activities)
4. Prioritize and manage unscheduled maintenance tasks to ensure resident comfort and facility functionality
5. Maintain the facility's equipment, grounds, and property through scheduled and preventive maintenance programs
6. Ensure compliance with safety regulations, perform regular safety inspections, and oversee fire protection and prevention programs
7. Coordinate and monitor external maintenance services to ensure they meet required standards
8. Prepare and submit reports to the Administrator, including accident and incident reports
9. Participate in facility surveys and audits, ensuring corrective actions for any maintenance deficiencies
10. Manage the department's inventory, supplies, and equipment to ensure efficient operations

Qualifications:

1. High school diploma or equivalent required
2. Experience in maintenance; healthcare setting experience is a plus
3. Knowledge of boilers, compressors, generators, heating, air conditioning, and the ability to perform minor carpentry and renovations
4. Strong ability to make independent decisions when required
5. Excellent communication skills to interact effectively with all facility levels, residents, and external partners
6. Ability to work in various conditions, including cramped spaces and adverse weather conditions
7. Must be able to work on-call for emergencies and during weekends or holidays if needed
8. Experience working with elderly, disabled, or emotionally upset individuals is preferred
