Job summary

Golden Orchards is seeking an experienced Maintenance Director to oversee daily operations of the facility, inside and outside, ensuring a safe, clean, and comfortable environment for residents. Responsibilities include maintaining HVAC, plumbing, electrical, and mechanical systems and ensuring code compliance.

The role requires experience in a retirement or assisted living community, strong English communication, and ability to document maintenance activities.

Qualifications

• HVAC, plumbing, electrical, mechanical and code‑compliance knowledge/experience.
• Water source heat pumps experience a plus.
• OSHA and life-safety regulations experience.
• High school diploma or GED required.
• Experience in retirement/nursing/assisted living community a plus.
• Basic computer knowledge.
• Ability to multitask.
• Must communicate and document in English.
• Must verify eligibility to work in the United States.
• Criminal background check required.
• Current TB test and Physical if required.

Responsibilities

• Respond to all building emergencies.
• Review Daily Log and Maintenance Log.
• Respond to requests from residents, family members and team members.
• Maintain painted surfaces and flooring throughout the community.
• Prepare rooms for new residents and assist with move-ins/move-outs.
• Maintain the grounds by collecting trash, sweeping the dumpster areas and cleaning first impression areas.
• Maintain HVAC system to ensure air quality and comfortable temperatures.
• Test, schedule inspections and maintain proper documentation on the fire protection systems.
• Conduct fire and disaster drills following the appropriate policy and procedure guidelines.
• Perform all other duties as assigned.

The Maintenance Manager is responsible for the day-to-day operations of the facility, both inside and outside, by maintaining a safe, clean and comfortable environment for the residents. They will oversee the maintenance of all facility plumbing, HVAC, electrical, mechanical and equipment repair.

Job Responsibilities

• Respond to all building emergencies
• Reviews Daily Log and Maintenance Log
• Responds to requests and concerns from residents, family members and team members
• Maintain all painted surfaces and flooring throughout the community
• Prepare the rooms for new residents and assists with move-ins and move-outs
• Maintain the grounds by collecting trash, sweeping the dumpster areas and cleaning first impression areas
• Maintains the HVAC system to ensure proper air quality and comfortable temperatures
• Test, schedules inspections and maintains proper documentation on the fire protection systems
