  • Available for on-call emergencies 24/7.
  • Certified in AC / Freon recovery.

Job Description

Statement of Job:

The Maintenance Director will maintain and repair physical structures and utility systems of the community and maintain the grounds. He/she will install, service, and repair mechanical equipment (electrical, plumbing, HVAC, etc.). Supervise support staff and contractors as applicable. Oversee housekeeping and van drivers.

Responsibilities include but are not limited to:

  • Develop and maintain knowledge of all policies and procedures related to the position, department, and resident interactions.
  • Perform minor repairs to machines, equipment, etc.
  • Maintain the preventative maintenance program for all community equipment.
  • Check, read, and log gauges, thermometers, water gauges on boilers, coolers, and freezers daily.
  • Handle maintenance of drains, access areas, grease traps, garbage cans, cooling towers, and mechanical rooms.
  • Oversee grounds maintenance, refuse pick-up, and external appearances.
  • Investigate mechanical breakdowns and failures to determine cause and prevent recurrence, including updating the preventative maintenance program.
  • Repair emergency breakdowns promptly.
  • Implement efficiency programs to reduce waste and operating costs.
  • Maintain safe operating and fire prevention practices, including monthly fire drills.
  • Replace light bulbs throughout the community.
  • Paint, plaster, and perform work to prepare rooms for leasing.
  • Maintain community furniture in good condition.
  • Stay informed on current building and equipment operation codes and regulations.
  • Requisition and pick up supplies as needed, ensuring purchases stay within budget.
  • Maintain expenditures within budgetary limits.
  • Oversee pest control programs.
  • Attend staff meetings and safety training sessions.
  • Consult with the Regional Maintenance Director as needed.
  • Develop and maintain a list of approved vendors for contracted repairs.
  • Keep a work-order log through TELS, checked daily.
  • Perform other duties as assigned.

Residents:

  • Handle special maintenance requests from residents.
  • Maintain maintenance records for each suite and common area.
  • Follow confidentiality policies regarding resident information.

Staff:

  • Maintain good relations with staff members.
  • Supervise and conduct training for staff as required.

Requirements:

  • High School Diploma or GED required; Associate's or Bachelor's Degree preferred.
  • Knowledge of electrical, plumbing, and A/C-HVAC equipment.
  • At least two years of maintenance experience, preferably in a large physical plant.
  • Good verbal and written communication skills; ability to follow instructions.
  • Organized, team-oriented, and customer-focused.
  • Ability to push, pull, lift, and carry heavy materials and work in extreme conditions.
  • Good physical and mental health; able to stand, walk, climb stairs and ladders.
  • Certified in AC / Freon recovery, etc.
  • Available for on-call emergencies 24/7.
  • Neat and professional appearance during work hours.
