Job summary

Responsibilities

Position Summary

Vitality Living of Aitkin is seeking a dedicated and experienced Maintenance Director to lead and oversee the Maintenance and Housekeeping Departments. This role is essential for ensuring the facility, equipment, and grounds are maintained in a safe, functional, and compliant manner. The Maintenance Director will provide leadership and direction to the Maintenance and Housekeeping teams, oversee staffing and scheduling, drive Life Safety compliance, implement preventive maintenance programs, and champion environmental safety initiatives. This position plays a key role in fostering a safe, efficient, and well-maintained environment for residents, staff, and visitors while adhering to all applicable regulations.

Key Responsibilities
  • Provide leadership, direction, and supervision to the Maintenance and Housekeeping Departments, ensuring team members understand expectations, responsibilities, and performance standards.
  • Manage Maintenance Department staffing and scheduling, including creating work schedules, coordinating coverage, approving time off, and ensuring adequate staffing to meet facility needs.
  • Conduct and document employee performance reviews, provide coaching and feedback, and address performance concerns in collaboration with leadership and Human Resources.
  • Manage and oversee the Housekeeping Department, including staffing, scheduling, daily operations, cleanliness standards, employee performance, and quality of services.
  • Manage and maintain the facility's TELS maintenance management system, including work orders, preventive maintenance schedules, inspections, documentation, and follow-up on outstanding maintenance needs.
  • Oversee Life Safety programs, ensuring adherence to all federal, state, and local regulations, and maintaining confidentiality in compliance with HIPAA.
  • Develop and maintain maintenance service objectives, standards, policies, and procedures, coordinating services to ensure optimal building and equipment function.
  • Implement comprehensive preventive maintenance programs to extend the lifespan of equipment and facility systems.
  • Collaborate with department leaders to ensure compliance with regulatory mandates and participate in relevant committees.
  • Utilize technical expertise to perform minor repairs and adjustments on building systems, including HVAC, laundry, kitchen, plumbing, and fire safety equipment.
  • Manage inventory of maintenance and housekeeping supplies and equipment, including requisitioning and recommending orders as needed.
  • Assist with the orientation, onboarding, and training of new maintenance and housekeeping personnel.
  • Provide leadership and guidance to facility staff regarding maintenance, housekeeping, safety, and preventive maintenance programs.
  • Ensure facility readiness for regulatory inspections and surveys.
  • Implement and maintain safety, infection control, fire safety, emergency response, and environmental safety plans.
  • Identify and resolve maintenance and environmental concerns promptly to ensure the safety and comfort of residents, staff, and visitors.
  • Coordinate with vendors and contractors as needed for facility repairs, inspections, and services.
  • Participate in the on-call rotation and respond to facility maintenance emergencies as required.
Required Qualifications
  • High school diploma or equivalent.
  • Prior leadership or supervisory experience, with up to one year of supervisory experience preferred.
  • Prior experience in maintenance activities, including repair of tools, equipment, and grounds care.
  • Valid Minnesota driver's license with a clear driving record.
  • Ability to meet all background study requirements.
  • Ability to communicate effectively in verbal and written English.
  • Ability to work independently, prioritize responsibilities, and effectively supervise and lead others.
Preferred Qualifications
  • Prior experience working in a nursing home, assisted living, senior living, healthcare, or other long-term care environment.
  • Experience supervising or leading a Maintenance and/or Housekeeping team.
  • Experience managing employee schedules, conducting performance reviews, and providing coaching and performance feedback.
  • Experience using TELS or a similar computerized maintenance management system (CMMS).
  • Boiler's license preferred but not required.
  • Knowledge of Life Safety, fire safety, OSHA, infection control, and other regulatory requirements applicable to healthcare or senior living environments.
  • Experience with preventive maintenance programs, facility inspections, and regulatory survey preparation.
  • Experience managing or overseeing housekeeping operations.
  • Experience working with HVAC, plumbing, electrical systems, laundry equipment, kitchen equipment, and other building systems.
Knowledge, Skills, & Abilities
  • Strong leadership, team management, and supervisory skills, with the ability to effectively lead, motivate, coach, and develop Maintenance and Housekeeping team members.
  • Familiarity with state and federal compliance standards, licensing, and certification requirements.

  • Adaptability to manage disruptions and transition efficiently between tasks.
  • Knowledge of safety, infection control, emergency preparedness, and environmental safety policies.
  • Ability to build positive working relationships with residents, families, staff, vendors, and regulatory agencies.
Work Environment & Physical Requirements
  • Indoor and outdoor work, often in varying weather conditions.
  • Ability to lift and carry up to 50 pounds.
  • Potential exposure to communicable diseases.
  • Frequent physical activity, including standing, walking, bending, kneeling, climbing, and lifting.
