Job summary

Mt. Pleasant Health and Rehabilitation is seeking a Working Maintenance Director to lead the facility's maintenance team, ensuring safe, well-maintained living and work spaces for residents and staff.

The role drives process improvements, coordinates with other departments, and manages budgets and resources. Responsibilities include supervising maintenance operations, coordinating with department heads, and ensuring compliance with federal, state, and local regulations while remaining on-call

Qualifications

  • High school diploma or GED required.
  • Minimum of three years related experience.
  • One to two years supervisory experience.
  • Ability to plan, organize, and prioritize multiple projects.
  • Strong communication and confidentiality skills.

Responsibilities

  • Identify and participate in process improvement initiatives to enhance operations.
  • Manage staffing: hiring, training, coaching, and performance counseling.
  • Supervise the overall maintenance operation of the facility.
  • Perform repairs and routine maintenance on equipment and supplies.
  • Maintain required records and report to Administrator when needed.
  • Test emergency generators weekly/monthly per regulations.
  • Order supplies and equipment within budgetary guidelines.
  • Maintain building in compliance with codes and laws.
  • Conduct monthly maintenance checks of building, grounds, and facilities.
  • Coordinate maintenance with other departments.
  • Remain on-call for facility emergencies.
  • Attend supervisor meetings and participate in committees.
  • Prioritize work orders and designate duties.

Position Type: MAINTENANCE DIRECTOR

This key position is responsible for maintaining the building(s), equipment, and utilities, ensuring they are in top condition to provide a safe and comfortable environment for our residents and staff. The Maintenance Director also ensures that the facility grounds are properly maintained in accordance with facility policies and state and federal regulations. In addition to their technical expertise, the Maintenance Director plays a crucial role in our center's overall operations by collaborating with other department heads to support a smooth and efficient workflow. They are proactive problem solvers, adept at identifying potential issues before they become major problems, and skilled at managing budgets and resources effectively.

Key Duties/Responsibilities

  • Identify and participate in process improvement initiatives that improve the customer experience, enhance work flow, and/or improve the work environment.

  • Management duties including, but not limited to, hiring, training and developing, coaching and counseling, and terminating department staff as deemed necessary.

  • Supervise the overall maintenance operation of facility.

  • Perform repairs and maintenance on equipment and supplies.

  • Keep required records and submit to the Administrator when required.

  • Test emergency generator weekly and monthly as required by State and Federal regulations.

  • Order and requisition supplies and equipment, as needed, within budgetary guidelines.

  • Maintain the building in compliance with Federal, State, and Local codes and laws.

  • Perform monthly maintenance checks of the building, grounds, and facilities.

  • Coordinate maintenance work with other departments.

  • Perform routine maintenance and repair work, such as painting, minor carpentry, repair work, changing light bulbs, and various other routine maintenance tasks.

  • Remain on-call for facility emergencies.

  • Attend department supervisor meetings and participate on required committees.

  • Pick up work order request daily and establish work priorities.

  • Designate work assignments and duty schedules.

  • Inspect fire extinguishers every thirty (30) days.

  • Maintain work records and schedules for daily, weekly, monthly, quarterly, semi-annual, and annual preventative maintenance.

  • Participate in budget planning for the Maintenance Department.

  • Coordinate and participate in fire safety program and fire drills.

Physical and Sensory requirements

Environment:

  • Indoor and outdoor work

Moderate physical activity:

  • Push, pull, move, and/or lift a minimum of seventy five (75) pounds to a minimum height of three (3) feet and be able to push, pull, move, and/or carry such weight a minimum distance of fifty (50) feet.

  • Standing and/or walking for more than four (4) hours per day.

  • Bending and/or stooping for more than one (1) hour at a time.

Job Requirements

  • High school diploma or GED required or equivalent related work experience.

  • Minimum of three (3) years related experience.

  • Ability to operate various pieces of equipment to include: lawn mower, weed eater, blower, edger, pressure washer, chainsaw, etc.

  • One (1) to two (2) years management/supervisory experience required.

  • Highest level of professionalism with the ability to maintain confidentiality.

  • Ability to communicate at all levels of organization and work well within a team environment in support of company objectives.

  • Strong attention to detail and accuracy, excellent organizational skills with ability to prioritize, coordinate and simultaneously maintain multiple projects with high level of quality and productivity.

  • Ability to work with minimal supervision, take initiative and make independent decisions.

  • Approachable, flexible and adaptable to change.
