Job summary

2Life Communities in Massachusetts seeks a Maintenance Custodian to keep buildings, entrances, and surrounding grounds clean, safe, and welcoming for residents. You will support daily operations and help maintain a high quality living environment.

The role requires a flexible schedule including weekends, with overtime and shift coverage as needed. A valid MA driver’s license and the ability to lift up to 50 pounds are essential.

Qualifications

  • Minimum 1-year work experience in general labor or semi-skilled role.
  • Knowledge of basic carpentry, electrical, plumbing or painting.
  • Ability to lift and move up to 50 pounds safely.
  • English communication skills, both written and spoken.
  • Must possess a valid Massachusetts driver’s license.

Responsibilities

  • Maintain cleanliness of buildings with floors, mopping, vacuuming, waxing, and buffing.
  • Inspect and clean exterior areas including grounds.
  • Perform snow removal and apply salt/sand as directed.
  • Set up rooms for programs and events as scheduled.
  • Assist with basic maintenance like replacements and minor repairs.
  • Monitor lighting, detectors, and basic maintenance equipment.
  • Assist with apartment turnover inspections and removal of debris as needed.
  • Report unsafe practices to management and ensure safety compliance.

Position summary

The Maintenance Custodian is responsible for maintaining the cleanliness, safety, and overall appearance of the building and surrounding grounds. This role ensures a well-kept, orderly environment that supports daily operations and enhances the resident experience.

Work Schedule: Flexibility: Must be able to work a flexible schedule, including weekends. Overtime and coverage for additional shifts may be required; schedules are subject to change.

ESSENTIAL JOB FUNCTIONS
  • Responsible for the general upkeep and cleanliness of the buildings. This includes but is not limited to mopping, vacuuming, shampooing, waxing, and buffing floors
  • Monitors & maintains cleanliness of exterior building and grounds.
  • Performs snow removal from walkways, steps, and parking lots as directed, salt and sand areas as instructed
  • Responsible for performing all program and special function room set-ups as scheduled
  • Performs basic maintenance functions under the guidance of the maintenance supervisor such as: installation of garbage disposals, patching and painting walls, changing locks, repair of maintenance equipment, monitoring and replacing light bulbs, air filters, smoke detector batteries
  • Monitors and handles all building compacting machines and containers as needed
  • Assists and performs, as assigned, routine annual apartment inspections (HUD/MHFA) as scheduled, with supervisor
  • Assists with turnovers in the removal of all furniture and debris, in accordance with all 2Life policies and regulations, from all vacant apartments as needed, in preparation for further apartment turnover procedures
  • Reports all unsafe practices observed to management to help ensure 2Life work practices are safe and in compliance with company standards
  • May serve as Maintenance Monitor, accompanying external contractors to tenant’s units and observing their work there

KNOWLEDGE, SKILLS & ABILITIES
  • Minimum 1-year work experience in a general labor or semi-skilled position in a multi-family or commercial property and be able to follow written and oral instructions
  • Knowledge of basic skills in carpentry, electrical, plumbing, & painting
  • Must be able to safely and frequently lift and move up to 50 pounds
  • Must have good interpersonal skills, be sensitive to and comfortable working with the elderly, and be able to communicate effectively in English, written and spoken
  • Must have a valid Massachusetts driver’s license
  • Basic computer skills preferred.
WORKING CONDITIONS/PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc. Must have full use of arms, hands and finger dexterity to reach, lift, pull, push and feel.
