To perform this job successfully, an individual must be able to perform each essential duty listed below satisfactorily. The requirements listed are representative (not exhaustive) of the knowledge, skills, minimum education, training, licensure, experience, and/or ability required.   • Performs and trains on basic maintenance, janitorial, and landscaping skills to staff. Ensures Agency facility grounds are maintained throughout the year. Tasks include but are not limited to landscaping, snow removal, grass cutting, and power washing.
  • May be requested to complete smaller type projects including but are not limited to building small walls, installing doors, installing windows, some drywall and repair.
  • HVAC preventative maintenance.
  • Ensures all staff of the Maintenance team follows safety measures and uses safety equipment appropriate for each job.
  • Demonstrates excellent problem-solving skills in order to diagnose and repair issues.
  • Provides estimates for time and material to complete projects, completes work orders in a timely manner, and records/reports all work completed.
  • Clearly communicates the needs of the Maintenance team and the Agency to outside vendors used for purchases and repairs.
  • Ensures all equipment and vehicles are in safe condition to use and maintains cleanliness.
  • Completes Agency required training with the Maintenance team.
  • Responsible for performance evaluations of the Maintenance staff and may assist with interviews of maintenance candidates.
  • Responsible for communicating unresolved issues to the Facility Manager that need to be addressed at a higher level.

Education and/or Experience/Qualifications:

Must be physically capable of performing the duties of the job; must have a minimum of five years working experience in the construction trades or in facility maintenance including 3 years of Supervisory experience, preferably in the facility maintenance discipline for non-profit organizations providing residential supported living.
