JOB TITLE: MAINTENANCE - Plumber- (SPECIALIST, CRAFTSMAN & LEAD)

REPORTS TO: Assigned administrator/supervisor

JOB OBJECTIVE: Performs skilled maintenance duties.

MINIMUM QUALIFICATIONS:

• High school diploma. Advanced skills in mechanical, electrical, plumbing, carpentry, masonry, and/or building systems (e.g., HVAC, fire suppression, security, communication, etc.) substantiated by training/work experience. Post-secondary training in a trade is advantageous.
• Ability to perform physically demanding work that includes lifting/moving heavy items.
• Additional licenses/certifications deemed appropriate at the time of hire may be required.
• Complies with drug-free workplace rules, board policies and administrative guidelines/procedures.
• Demonstrates dependability/flexibility. Reacts to interruptions/emerging priorities effectively.
• Displays sufficient math skills to calculate totals, percentages, ratios, and portions accurately.
• Embodies high ethical standards/integrity. Accepts personal responsibility for decisions/conduct.
• Exhibits consistent, impartial and resourceful critical-thinking skills.

• Maintains a valid driver's license. Meets prerequisite and ongoing qualifications to be covered by the district's insurance carrier. Commercial (CDL) license is advantageous.

ESSENTIAL FUNCTIONS: Provides technical expertise/manual skill in inspecting, repairing, and maintaining buildings, grounds, equipment and furnishings.

• Works effectively with minimal supervision. Performs tasks efficiently to meet deadlines.
• Prioritizes work orders. Coordinates projects to prevent scheduling conflicts with other activities.
• Avoids disrupting building/program activities except during emergencies.
• Ensure compliance with building codes and ADA accessibility standards.
• Helps administrators/supervisors develop short/long-range maintenance recommendations.
• Picks-up/delivers equipment, materials and other supplies as directed.
• Anticipates/replenishes consumable supplies to avoid work schedule interruptions.
• Helps with the receipt of deliveries. Inspects packages. Verifies contents with packing lists.
• Complies with Material Safety Data Sheet (MSDS) information. Ensures that materials are labeled/stored properly. Seeks advice when uncertain about product use or disposal procedures.
• Follows approved health/safety guidelines to clean up injuries involving chemicals, solvents, blood, body fluids and/or body tissues. Reports personal injuries that require treatment to a supervisor.
• Keeps administrators/supervisors informed about workplace concerns (e.g., damaged equipment, leaks, noises, structural defects, unusual odors, etc.).
• Anticipates health/safety inspections. Maintains clear routes for emergency egress.
• Reports traffic citations, accidents, or damage that occurs during performance of assigned duties.
• Protects district property. Ensures that assigned work areas are secured at the end of the shift.
• Upholds security procedures. Assists community groups as directed. Directs visitors to the office.

Carpentry Performs carpentry duties (e.g., design, construction, installation, maintenance, etc.).

• Uses blueprints or verbal instructions to measure, mark and arrange materials. Cuts and shapes wood, plastic, fiberglass, or drywall using hand/power tools. Uses nails, screws, staples, or adhesives to join materials. Check accuracy of completed work and makes required adjustments.
• Replaces glass panes, ceiling tiles and doors. Repairs desks, cabinets and other furniture. Installs partitions, doors and windows. Changes locks. Repairs broken furniture.
• Performs finishing work (e.g., installing interior and exterior trim, etc).

Electrical Performs electrician duties (e.g., planning, construction, installation, maintenance, etc.).

• Installs, alters and/or repairs electrical components. Replaces fixtures, circuit breakers, fuses, switches, wiring, etc. Performs tests to ensure that circuits and equipment function properly.
• Installs coaxial and/or fiber optic cables for computers and telecommunications equipment.

Heating, Ventilating and Air Conditioning Performs HVAC duties (i.e., monitor, regulate and repairs systems to ensure operating efficiency).

• Tests/treats water and maintains analysis logs. Performs preventive maintenance/repair activities. Replaces valves, gaskets, bearings and other system components.
• Prepares boilers for annual inspections and summer shutdowns.
• Installs, alters and/or repairs pipe and control systems. Replaces fixtures. Performs pressure tests to ensure that repaired systems function properly.

Mechanical Performs vehicle maintenance and repair services.

• Inspects, services, repairs and/or rebuilds equipment. Tests repaired vehicles to ensure safety.
• Reports irregularities and equipment abuse to a supervisor.
• Responds when vehicles become disabled on the road.
• Performs preventive maintenance activities (e.g., changes oil, replaces filters, lubricates fittings, checks/replaces belts, maintains fluid levels, etc.).
• Maintains repair logs, safety inspection records, etc. Itemizes repair costs for each vehicle.

Plastering/Painting Performs painting and plaster activities (e.g., new construction, renovations, repairs , etc.).

• Assembles, transports and sets up equipment (e.g., ladders, scaffolds, respirators, compressors, etc.). Prepares job sites (e.g., masks/protects surfaces with drop clothes, plastic, tape, removes fixtures, face plates, furniture, etc.).
• Prepares surfaces to ensure that paint will adhere properly (e.g., wash, strip, sand, brush, patch, seal, etc.). Applies paint, stain, varnish, or other surface treatments as directed. Cleans painting equipment.

Plumbing Performs plumbing/pipefitting duties (e.g., construction, installation, maintenance, etc.).

• Installs, alters and/or repairs plumbing systems. Replaces fixtures. Performs pressure tests to ensure that repaired systems function properly. Monitors and repairs fire suppression systems as directed.
