Position Summary:

Under the general supervision of the Construction Supervisor, the Maintenance Craftsman is responsible for performing a variety of general maintenance and repairs pertaining to all town-owned facilities and the day-to-day operations of maintaining each building. May also perform janitorial duties and other work as required.

Supervision:

Works under the Department of Public Works under the general supervision of the Construction Supervisor according to established procedures and department policies and standards. Duties require independent judgment and initiative.

Essential Duties and Responsibilities:

General Duties
  • Must perform a variety of general functions, repairs and maintenance tasks including, but not limited to, cleaning buildings, washing floors, vacuuming, dusting, emptying trash, sorting recycling bins, painting, minor plumbing repairs, maintain appropriate inventory of items needed for repairs, maintain an appropriate inventory of cleaning supplies, inventory of keys for all buildings, perform janitorial duties.
  • Responsibilities include ensuring building safety in reference to doors, windows, lights & lavatory areas.
  • Responsible for keeping the outside grounds neat, tidy, and attractive.
  • Knowledgeable of fire prevention and accident prevention procedures for public buildings.
  • The Maintenance Craftsman must perform basic preventative maintenance of the mechanical systems throughout town buildings to keep them running properly and have the ability to diagnose problems with the mechanical systems and communicate these problems to the designated supervisor.
  • Work with supervisor to notify the town’s designated professional on-call contractor when necessary.
  • Entrance walks and exterior fire exits must be shoveled free of snow and kept free of ice. Apply ice melt as necessary on all entrances and exits to prevent slippery conditions.
  • Call in work, i.e., snow removal, building emergencies, etc.
  • Other duties as assigned
Electrical
  • Perform a variety of electrical tasks within town buildings including, but not limited to, installing/repairing light fixtures, switches, receptacles, emergency lights, circuit breakers and fuses, small motors, and appliances.
  • Must perform a variety of carpentry tasks including, but not limited to, replacing/repairing door hardware, repairing/installing locks and getting the appropriate keys made, moving/repairing office furniture, building/installing shelves, cabinets and counter tops, and miscellaneous woodwork in town-owned buildings.
HVAC
  • Must perform a variety of HVAC tasks, including, but not limited to, installing/repairing window air conditioners, changing filters and belts on hot air furnaces and air handlers, and ability to make adjustments to heating and cooling controls.

Education & Experience:
  • High school diploma or equivalent required
  • Associate degree in building system engineering or maintenance preferred
  • Three (3) years of facilities management and/or building maintenance desired
  • Any licenses related to mechanical systems or building maintenance highly desirable; or any equivalent combination of education, experience, or licenses.
  • Valid motor vehicle driver’s license and access to an automobile. Ability to work a flexible schedule, including some nights and weekends.
Knowledge, Ability & Skill:
  • Good working knowledge of light maintenance
  • Ability and willingness to supervise other custodial help, if needed
  • Working knowledge of hand and power tools
  • Valid driver’s license and willingness to use personal vehicle for town business
  • Ability to properly diagnose problems with buildings' mechanical systems and computer control systems
  • Ability to use a computer for email, scheduling, work orders, and paperwork.

While performing the duties of this job, the employee is regularly required to stand, walk, use hands, reach with hands and arms, stoop, kneel, crouch, crawl and talk or hear. The employee must frequently lift and/or move up to 30–50 pounds and occasionally lift and/or move up to 60 pounds.

While performing the duties of this job, the employee occasionally works in frequent and extended periods of outside work, subject to all weather conditions and extremes. Regular and sustained periods of strenuous physical exertion, requiring the ability to lift, carry and position heavy objects utilizing proper body mechanics and techniques. Position requires after-hours response.
