Job summary

Tricon-Residential is seeking a Maintenance Coordinator to manage work and purchase orders, coordinate maintenance requests, oversee repair projects, and handle invoicing and vendor communications for our properties in the Atlanta area.

The role requires strong communication, multi-tasking, and attention to detail, with experience in property management systems such as Yardi considered a plus. This is a full-time on-site position within our maintenance operations team.

Responsibilities

• Review and approve invoices for Purchase Orders within approval levels.
• Manage vendor relations and performance with Vendor Specialists to ensure satisfaction.
• Negotiate bids to reduce costs while maintaining quality.
• Submit Works Orders to vendors and update memos per workflow.
• Coordinate with vendors and residents for scheduled and non-scheduled maintenance requests.
• Oversee repairs and maintenance projects on occupied homes until completion.
• Maintain records and monitor maintenance status daily.
• Communicate with residents and vendors through to completion of work.
• Create POs with proper GL codes and ensure vendor POs are approved for AP payments.

This role ensures that maintenance activities are completed efficiently and effectively, maintaining high standards of service for residents.Essential Duties and Responsibilities:Essential duties and responsibilities include the following but are not limited to the job specifications contained herein.
