Job summary

Tuscan Gardens of Palm Coast is seeking an Environmental Services Associate-Maintenance to support the community’s maintenance, repair and housekeeping needs. The role includes operating, repairing, and coordinating tasks to keep facilities in excellent condition.

Candidates must have a High School Diploma, basic computer skills, a valid driver's license and the ability to perform physical tasks. This role requires teamwork and adherence to OSHA safety rules and community policies.

Qualifications

• Must possess a High School Diploma.
• Must be knowledgeable as to maintenance and housekeeping policies and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the Community.
• Understands the practices surrounding proper handling of biohazardous waste.
• Demonstrates competency in the performance of duties through sound judgment and reporting of unusual problems to the Environmental Services Director.
• Must possess a valid Driver's License, preferably a Commercial Driver's License.

Responsibilities

• Assist in general operational maintenance, repair, and housekeeping of the Community's physical plant.
• Communicate and coordinate tasks to accomplish repairs and alterations to buildings and equipment systems.
• Perform general maintenance work (light, electrical, painting, carpentry, etc.).
• Routinely inspect buildings, grounds, and equipment to determine maintenance needs.
• Maintain a preventative maintenance schedule and log; ensure safety practices (OSHA).
• Maintain the general appearance of the building and assist with events and clean up.
• Submit invoices and spend-down reports weekly to Environmental Services Director.

Responsibilities:

The Environmental Services Associate-Maintenance is responsible to assist in the general operational maintenance,repair, and housekeeping of the Community's physical plant. The Environmental Services Associate-Maintenance is alsoresponsible to communicate and help coordinate the necessary tasks to accomplish repairs and alterations to buildingsand equipment systems.

• Helps to perform general maintenance work (light, electrical, painting, carpentry, etc.).
• Demonstrates excellent mechanical skills.
• Understands HVAC and may be asked to operate and/or maintain equipment.
• Replenishes and maintains supply levels in work areas.
• Assures all tools, work areas, and equipment are clean, in proper working order, and properly stored.
• Helps to assure that the Community environment and all equipment are properly maintained for resident comfort andconvenience.
• Consistently and routinely maintains and repairs assigned equipment and reports any hazardous conditions.
• Routinely replaces light bulbs, exit lights, room call lights, etc., where needed.
• Conducts daily inspections of buildings, grounds, and equipment to determine necessary maintenance and repairs, ifrequested to do so.
• Helps to assure that other team members follow established safety practices (OSHA).
• Responsible for maintaining the general appearance of the building including, but not limited to, assisting andcleaning up after events and general clean up during scheduled shift, and arranging furniture on an ongoing basis.
• Helps to maintain a preventative maintenance log on all mechanical systems.
• Establishes and manages a preventative maintenance schedule.
• Maintains an effective work-order system procedure.
• Participates in in-service training.
• Maintains confidentiality of all pertinent Resident care information.
• Responsible for weekly submission of invoices and spend-down report to Environmental Services Director.
• Performs other duties as required.
• Maintains a clean and orderly laundry room and stores chemicals in accordance with product and EnvironmentalServices Director instructions.
• Helps to ensure that all safety rules and regulations are followed at all times.
• Follows and promotes all safety policies and procedures when performing maintenance service.
• Performs Resident Emergency Call System checks in Resident units when requested.
• Reports on-the-job injuries to the Environmental Services Director before the end of the work shift on the day theinjury occurs.
• Communicates effectively with Environmental Services Director and other team members.

Qualifications:

• Able to effectively write simple correspondence.
• Basic familiarity with computers.
• Able to effectively present information in one-on-one and small group situations to customers, clients, and otherteam members.
• Physically able to bend and reach.
• Physically able to push and pull and lift up to 60 pounds if necessary.
• Physically able to stand for extended periods of time.
