Job Description

Maintain the day-to-day operations and assume responsibility for maintaining the physical assets of the property under the direction of the Maintenance Director. This is a great opportunity with room for advancement!

Essential Duties:

• Complete all assigned Work Order requests.
• Perform make-ready processes for vacant apartments as directed by the Maintenance Director.
• Operate within established expense limits.
• Maintain inventory controls to ensure cost-effective operations.
• Schedule and execute the Preventative Maintenance Program.
• Provide 24-hour emergency maintenance service as scheduled.
• Perform grounds work as directed, including trash pickup, sweeping curb and dumpster areas, and maintaining landscaping beds.
• Handle special projects and other responsibilities as assigned.

Qualifications:

• Less than high school education; or up to one year of related experience or training; or an equivalent combination of education and experience.
• Ability to read and understand simple instructions, short correspondence, and memos. Ability to write simple correspondence. Effective in presenting information in one-on-one and small group settings to customers, clients, and colleagues.
• Ability to apply common sense understanding to carry out detailed but straightforward instructions.
• Basic knowledge of electrical, plumbing, HVAC systems, and troubleshooting skills.
• Compliance with local and state regulations as required.
