Job Title: Maintenance Assistant

Reports to: Maintenance Manager

FLSA Status: Non-Exempt

Position Summary

As the Maintenance Assistant, reporting directly to the Maintenance Manager, you will ensure the provision of quality maintenance care in accordance with Federal, State, and Local regulations by supporting the maintenance department in maintaining the building, interior of the building, and grounds safely, and in exceptional appearance and working condition.

Essential Duties and Responsibilities
  • Follow and execute the preventative maintenance program for the facility and equipment.
  • Assist with maintaining grounds, including outside building repair and lawn maintenance.
  • Maintain all areas inside the building, including offices, by cleaning and shampooing carpets and furniture, window cleaning, and maintaining and replacing vinyl floors.
  • Maintain and oversee repair of facility equipment to ensure proper function.
  • Prepare and refurbish apartments for resident move-ins, including painting, carpet laying, vinyl floor replacement, and ceiling fan installation.
  • Audit and ensure all fire safety and emergency records and procedures comply with regulations; distribute MSDS sheets.
  • Inspect resident apartments for potential problems and hazards.
  • Schedule and perform preventative maintenance; keep quality assurance records up-to-date.
  • Transport residents in company vehicles as scheduled.
  • Perform other duties as assigned.
Supervisory Responsibilities

This position does not have supervisory responsibilities.

Requirements
Education

High school diploma or GED.

Skills/Experience
  • Knowledge of building systems, including plumbing, HVAC, electrical, and equipment repair.
  • Ability to work collaboratively and establish effective relationships.
  • Experience promoting high levels of customer service and hospitality.
  • Self-motivated with a strong sense of accountability.
  • Understanding of aging and senior needs.
  • High level of customer service, friendliness, and curiosity.
Travel

Travel is not required.

Physical Demands

Must be able to sit, stand, walk, handle objects, reach, talk, hear, crouch, and lift up to 50 lbs. Reasonable accommodations can be provided for disabilities.
