POSITION SUMMARY: The Maintenance Assistant is responsible for assisting the Director of Environmental Services for preventative maintenance, routine and emergency repairs to permit the continued use, operation, and safety of the buildings, facilities, and grounds, as well as snow removal and lawn care, and other duties assigned by management.
Responsibilities & Duties:
- Treat residents, families/responsible parties, staff, volunteers, and visitors with a high level of customer service and respect at all times.
- Perform preventative maintenance, including oil and grease pumps, motors, exhaust units, filters, belts, fluid levels, and other needs as required.
- Repair and maintain heating, ventilation, air conditioning (HVAC) systems.
- Repair and maintain plumbing.
- Repair appliances in apartments, units, and common areas.
- Maintain and repair windows and screens.
- Clean and maintain trash chute and dumpsters.
- Keep supervisor apprised of building maintenance, cleaning, or safety concerns.
- Assess and address pest issues with vendors and internal team.
- Responsible for lawn care and snow removal.
- Respond to work orders and maintain audit systems.
- Maintain and responsibly use current inventory of residential and mechanical equipment and supplies.
- Respond to work orders and maintain work order log timely.
- Share on-call responsibilities with maintenance staff per on-call policy as needed.
Qualifications
General Qualifications:
- High school graduate or equivalent required.
- Boiler’s license or ability to obtain.
- Ability and experience with repairs in plumbing, heating, electrical, carpentry, and mechanical, preferably in senior living/long term care environments.
- Experience working with older adults or disabled populations.
- Knowledge of housing with services or nursing home regulations and county/city codes and regulations.
- Ability to safely use equipment, understand and follow directions, and identify emergencies, as well as knowledge about tenant/resident rights.
- Ability to work with people and establish satisfactory relationships with residents, families, providers, and coworkers.
- Ability to use time wisely, working with frequent interruptions and minimal supervision, while prioritizing and organizing duties.
- Ability to problem solve and be proactive.
- Excellent verbal and written communication skills, including electronic and telephone communication.
Physical Qualifications:
- Must be able to communicate with staff, family, and residents and to use the telephone, fax, and electronic communication methods.
- Must have the ability to read typewritten documents, including product directions and safety data sheets, instructions, and equipment dials and gauges.
- Must be able to lift up to 50 pounds.
- Role requires frequent bending, squatting, stooping, sitting, walking, standing, pushing and pulling movements, as well as climbing stairs and working from ladders.
- Willingness to work in an environment where he or she may be subjected to offensive odors, spills, noises, and cleaning chemicals.
