Job summary

Guardian Real Estate Services LLC is seeking a Full-Time Maintenance Assistant for Amber Court & Suzann Plaza in Aloha, OR. The role involves cleaning, light maintenance, and processing work orders to maintain curb appeal and property quality.

Guardian has a need for a Full-Time Maintenance Assistant to join our team at Amber Court & Suzann Plaza!

Amber Court & Suzann Plaza are two conventional apartment communities in Aloha, OR with a combined unit count of 119.

A Maintenance Assistant’s primary role is to assist and support in the required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property/ies listed above. This will include processing work orders as assigned by the Community Manager/s and/or Maintenance Lead/Supervisor/s which may include routine maintenance of property/ies and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations and Guardian policies and procedures.

We are willing to train the right individual, so this is an excellent entry level opportunity for individuals interested in a career in property maintenance.

Schedule: 40 hours / week, Monday - Friday.

Compensation: $22 - $24 / hr DOE.

Essential Functions:

  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.

  • Alert supervisor of any potential liabilities or repairs. Identify property problems and repairs needed in the areas of structural, electrical, plumbing, and appliances.
  • Under the direction of the Community Manager/s or Maintenance Lead/Supervisor/s and with the assistance of other maintenance staff, respond to all service requests and complete all Work Orders and assist with apartment turnovers in a timely and professional manner in accordance with Guardian’s policies and procedures.
  • Keep the model unit/s in condition to show and make sure that the office, maintenance work areas, grounds and common areas are always neat and clean.
  • May be required to carry a property cell phone and be on call for emergencies.
  • Communicate with supervisor/s about any issues, or resident questions or concerns brought directly to the Maintenance Assistant.
  • Always follow confidentiality guidelines for resident, property, owner, and Guardian information.
  • Accurately record time worked, adhere to time keeping guidelines daily.
  • Liaison with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Constantly strive for improvements in work process and results to better meet resident needs, ownership goals, and company standards.
  • Other duties as assigned by the Community Manager/s, Maintenance Supervisor/s or Regional Property Manager/s.
