Job description

Maintenance Assistant Duties and Responsibilities:

1. Maintain exterior/interior door locks
2. Maintain/repair/clean windows and screens
3. Clean and/or paint exterior surfaces as needed
4. Replace burned out light bulbs in all areas of the facility
5. Clean/change air filters
6. Clean/vacuum refrigerator/freezer coils and compressors
7. Service heating and cooling units according to manufacturer guidelines and facility policies and procedures
8. Assist with fire drills and building evacuations
9. Complete life safety code assignments
10. Assist in maintaining plant operations and life safety records
11. Complete safety audits as assigned
12. Maintain handicapped bars in baths
13. Assist with HVAC, electrical and plumbing repairs
14. Repair/replace light fixtures
15. Test and record water temperatures
16. Repair call systems, cords, call bells, bed alarms, chair alarms
17. Perform commercial washer and dryer preventative maintenance and repairs
18. Ensure fire extinguishers are current and in proper working order
19. Perform minor equipment repair
20. Perform carpentry duties, operate saws, hand tools, etc
21. Repair/remove/replace ceiling tile
22. Repair walls, paint, caulk, strip and stain furniture, repair floor tile, install dry wall

Maintenance Assistant Qualifications and Skills:

1. High school diploma or GED preferred
2. Experience with commercial maintenance and repair of buildings, plumbing, electrical systems, alarm systems, appliances, commercial stoves, refrigerators, air-conditioning and heating units
3. General construction experience preferred
4. Must be able to read, write, speak and understand the English language
5. Must display professionalism both in appearance and attitude
6. Must possess the ability to solve problems and make independent decisions when circumstances warrant such action
7. Must genuinely care for and understand the elderly and other persons with various disabilities
8. Must possess the ability to deal tactfully with peers, residents, family members, visitors, government agency personnel and the public
9. Must possess the ability and the willingness to work harmoniously with other personnel
10. Must be able to follow written and oral instructions
11. Must have patience, tact, a positive disposition and enthusiasm, as well as the willingness to handle difficult people
12. Must be willing to seek out new methods and principles and be willing to incorporate them into existing practices
13. Must be able to relate information concerning a resident’s condition
14. Must not pose a direct threat to the health or safety of other individuals in the workplace
