Job description

The overall purpose of the Maintenance Assistant position is to assist the Maintenance Director in maintaining the community’s physical plant. This role involves performing electrical, plumbing, carpentry, HVAC, refrigeration, and other technical tasks, ensuring compliance with all relevant safety codes.

Position: Full-Time, Monday - Friday, with possible weekend shifts.

Qualifications:

• Minimum three years of experience in maintenance or related field.
• Ability to read, write, and speak English fluently.
• High school diploma or GED required.
• Proficiency with maintenance tools and equipment.
• Knowledge of mechanical, electrical, refrigeration, and safety codes.
• Experience in building maintenance, repairs, and cleanliness.
• Experience working with senior or geriatric populations is a plus.
• Customer service-oriented attitude with professionalism when interacting with staff, residents, and families.
• Willingness to be on call for emergencies, as the facility operates 24/7.

Primary Responsibilities:

• Routine groundskeeping and maintenance, including mowing, trimming, sweeping, and mulching.
• Repairs and maintenance of facility systems: plumbing, electrical, carpentry, mechanical, etc.
• Maintain safety and fire prevention standards.
• Ensure the facility is clean, safe, and well-maintained.
• Replace lighting fixtures and perform high-reach cleaning tasks.
• Service HVAC systems and ensure availability of supplies.
• Respond promptly to emergency breakdowns.
• Prepare vacated rooms within 72 hours for new residents.
• Report building wear and tear, cleaning, and deodorizing needs to management.
• Inspect and test fire alarm and emergency systems, maintaining records.
• Implement efficiency programs to reduce waste and costs.
• Inspect and maintain heating/cooling systems seasonally.
• Maintain logs of repairs and maintenance activities.
• Maintain mechanical rooms, drains, and waste areas.
• Provide transportation for residents as directed.
• Perform other duties as assigned.
