POSITION SUMMARY:
The Maintenance Assistant helps maintain buildings and grounds in a safe and comfortable
environment. Must ensure that quality maintenance services are provided on a daily basis and
safeguard the health, safety, and welfare of all residents and staff. The person holding this position is
delegated the responsibility for carrying out the assigned duties and responsibilities in accordance with
current existing federal and state regulations and established company policies and procedures.
ESSENTIAL JOB FUNCTIONS:
A. Role Responsibilities - Job Knowledge/Duties:
- 1. Maintains and repairs, according to established procedures, all electrical and plumbing systems, heating or cooling units, bathroom fixtures, windows, mirrors, floor and floor coverings, moldings, ceilings, stair and hallway rails, furniture, dietary and laundry equipment, roofs, outside walls, resident and staff room furnishings and other facility furnishing, fixtures, and equipment
- 2. Performs all inspections, documentation, and other duties required of you under the facility’s preventive maintenance plan
- 3. Performs routine, scheduled, preventive, and other maintenance of facility furnishings, fixtures, equipment and grounds according to established procedures
- 4. Carries out emergency maintenance whenever and wherever required, including times and days on which you have not been scheduled in advance
- 5. Performs work on equipment serviced by outside maintenance contractors, such as elevators and furnaces, only to the extent, if any permitted under the facility’s agreements with those contractors
- 6. Performs plumbing, carpentry, electrical, masonry, painting and other specialized maintenance services as scheduled and within scope of expertise
- 7. Replaces all burned out lights promptly when necessary, including light bulbs, exit lights, overhead lights and call lights
- 8. Cleans, removes, repairs, and replaces windows/screens according to established procedures
- 9. Performs gardening, trash removal, snow removal, and other work on the grounds
- 10. Hangs and adjust drapes and blinds, and move furniture, resident belongings, etc.
- 11. Ensures that work areas are clean and that equipment, tools, supplies, etc. are properly stored while working, as well as before leaving such areas for breaks, meal times, and end of the work day
- 12. Ensures that equipment is properly maintained, cleaned, and prepared for use by the next shift and keep supervisor informed of supply and equipment needs
- 13. Makes recommendations for the purchase of appropriate tools, hardware, ladders, and other maintenance equipment and supplies, as necessary
- 14. Attends department meetings, in-service educational classes, and on the job training
- 15. Coordinate daily maintenance services with nursing services when performing routine maintenance assignments in resident living and recreational areas
- 16. Assists in establishing an effective preventative maintenance program of cleaning, painting, maintain equipment, etc., as necessary
- 17. Performs other duties as assigned by the Director of Maintenance and/or Administrator
B. Role Responsibilities - Interpersonal Skills:
- 1. Is aware of and adheres to Resident’s Bill of Rights and Confidentiality of Resident Information
- 2. Interacts with resident and family members, co-workers, clinical and ancillary staff in nonjudgmental, supportive and calm manner
- 3. Addresses resident and family satisfaction issues immediately by reporting them to the Supervisor in a professional manner
- 4. Is aware of the Resident Abuse Reporting Law
C. Role Responsibilities - Safety:
- 1. Maintains proper floor care procedures. Keeps floors dry and cleans up spills immediately
- 2. Submits accident/incident reports to the Director within12 hours after their occurrence
- 3. Uses proper protective clothing/devices when duties require doing so
- 4. Follows established fire safety, hazardous materials, ergonomics, confined spaces and tagout, lock-out procedures in the performance of all duties
- 5. Reports all accidents/incidents, hazardous conditions, or equipment to the Director
- 6. Assists the director in identifying, evaluating, and classifying routine and job related functions to ensure that maintenance tasks involving potential exposure to blood/body fluids are properly identified and recorded
- 7. Demonstrates ability to locate emergency equipment (i.e. fire extinguisher)
- 8. Follows established fire, disaster, and evacuation policies and procedures
- 9. Makes scheduled rounds, checks equipment, and checks for fire hazards
- 10. Uses equipment safely. Uses only supplies/equipment you have been trained to use. Operate all equipment and use all supplies in a safe manner and according to established procedures
D. Role Responsibilities - Infection Control:
- 1. Demonstrates proper hand-washing techniques.
- 2. Disposes of waste properly.
- 3. Ensure that established infection control and standard precaution practices are maintained when performing maintenance procedures
E. Role Responsibilities - Resident Care/Dignity:
- 1. Ensures understanding of and compliance with all rules regarding residents’ rights
- 2. Addresses residents in a respectful manner and knocks on resident’s rooms before entering
- 3. Discusses confidential resident information in appropriate areas only
EDUCATION/EXPERIENCE:
- 1. Must be 18 years of age
- 2. Must be a high school graduate or have a GED, past experience in maintenance preferred
- 3. Must have a valid driver’s license as per insurance requirement, also to operate facility bus
- 4. Must have a general knowledge of tools and maintenance equipment
- 5. Must have the ability to work on plumbing systems
- 6. Must be able to understand and carry out oral and written instructions
- 7. Must have the ability to withstand inside and outside extreme conditions
- 8. Must be able to read, write, speak, understand, and communicate effectively in English
- 9. Must be able to handle stressful situations and be flexible and adaptable
- 10. Must meet health assessment requirements, including two stage Mantoux skin tests and one-step annually thereafter
- 11. Must be capable of performing the essential functions of the job, with or without reasonable accommodations

6. Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses
7. May be subject to the handling of and exposure to hazardous chemicals
8. May be necessary to assist in the evacuation of residents during emergency situations
