Position Title: Maintenance/Grounds Worker

Reports Directly To: Executive Director of Facilities

FLSA Status: Non-Exempt

Position Summary:

The Maintenance/Grounds Worker is responsible for maintaining the appearance, safety, and functionality of the organization's buildings, facilities, and grounds. This position performs routine building maintenance, groundskeeping, landscaping, event support, and minor repairs to ensure a clean, safe, and welcoming environment for employees, visitors, students, and guests.

The Maintenance/Grounds Worker also supports seasonal maintenance activities, including snow and ice removal, and may assist other Facilities team members as operational needs require.

Essential Duties and Responsibilities

The following duties are representative of the responsibilities of this position. Additional duties may be assigned as business needs require.

Grounds Maintenance

• Perform routine lawn maintenance, including mowing, trimming, edging, weeding, leaf removal, and debris cleanup.
• Plant, water, fertilize, mulch, prune, and maintain flowers, shrubs, trees, and landscaped areas.
• Apply fertilizers, herbicides, and pesticides in accordance with manufacturer instructions and applicable safety regulations.
• Remove snow and ice from sidewalks, entrances, parking areas, and other pedestrian walkways using approved equipment and de-icing materials.
• Operate lawn mowers, trimmers, blowers, edgers, and other grounds maintenance equipment safely and efficiently.
• Maintain the cleanliness and appearance of sidewalks, parking lots, landscaped areas, and other exterior spaces.

Building Maintenance

• Perform general building maintenance and minor repairs to facilities and equipment.
• Complete basic painting, patching, plaster repair, and light plumbing tasks from ground level.
• Perform preventative maintenance and minor repairs on groundskeeping equipment.
• Assist with moving furniture, office equipment, and materials.
• Set up and break down tables and chairs for meetings, events, and campus activities.
• Empty outdoor trash receptacles and dispose of waste appropriately.

Operations Support

• Respond to maintenance requests and emergency situations as assigned.
• Assist custodial staff during peak workloads or special events.
• Attend required safety meetings, departmental meetings, and training programs.
• Maintain assigned tools, equipment, keys, and communication devices.
• Drive company vehicles as needed to transport equipment, materials, and supplies or travel between work locations.
• Maintain a safe work environment by following all organizational safety policies and procedures.
• Perform other duties as assigned by the Senior Maintenance Technician, Executive Director of Facilities, or another designated supervisor.

Knowledge, Skills, and Abilities

• Knowledge of general building maintenance and groundskeeping practices.
• Ability to safely operate hand tools, power tools, lawn equipment, and maintenance equipment.
• Basic knowledge of landscaping, irrigation, painting, and light plumbing repairs.
• Strong attention to detail and organizational skills.
• Ability to follow written and verbal instructions.
• Excellent interpersonal and customer service skills.
• Ability to work independently with minimal supervision and collaboratively as part of a team.
• Ability to prioritize work, manage multiple tasks, and respond appropriately to changing priorities.

Minimum Qualifications

• High school diploma or GED preferred.
• Previous experience in facilities maintenance, groundskeeping, landscaping, or a related field preferred.
• Valid driver's license with a satisfactory driving record.
• Successful completion of a Department of Motor Vehicles (DMV) Motor Vehicle Record (MVR) check is required as a condition of employment.
• Must remain eligible to operate company-owned or rented vehicles in accordance with the organization's insurance requirements.
• Ability to operate passenger vehicles, including up to a 15-passenger van, if required by the position.
• Professional certification in plumbing, electrical, HVAC, masonry, or another skilled trade is preferred.
• Ability to safely operate hand tools, power tools, and ground maintenance equipment.
• Ability to work effectively in a collaborative, team-oriented environment.

Physical Requirements

The physical demands described below are representative of those required to successfully perform the essential functions of this position.

• Frequently stand, walk, bend, kneel, crouch, squat, climb, and reach.
• Frequently lift, carry, push, and pull equipment, supplies, and materials.
• Work indoors and outdoors in varying weather conditions, including heat, cold, rain, snow, humidity, and changing temperatures.
• Safely operate maintenance equipment, lawn equipment, hand tools, and power tools.
• Ability to respond to maintenance emergencies when necessary.
• Visual acuity sufficient to inspect equipment, identify maintenance issues, and safely perform repairs.

The Maintenance/Grounds Worker plays an important role in maintaining a safe, attractive, and functional environment. This position regularly interacts with employees, students, visitors, vendors, and contractors and is expected to provide professional, courteous customer service at all times.

Work is performed both indoors and outdoors and includes exposure to varying weather conditions, maintenance equipment, cleaning chemicals, landscaping materials, dust, noise, and other environmental conditions typical of maintenance operations.

Employees are expected to follow all safety procedures, wear required personal protective equipment (PPE), maintain assigned keys and communication devices, and protect organizational property while performing assigned duties.

Licenses, Certifications, and Employment Requirements

The successful candidate must:

• Maintain a valid driver's license throughout employment.
• Successfully complete and maintain an acceptable Department of Motor Vehicles (DMV) Motor Vehicle Record (MVR) as a condition of employment.
• Meet the organization's vehicle insurance eligibility requirements for positions requiring operation of company vehicles.
• Successfully complete all required pre-employment screenings, which may include a criminal background check, employment verification, reference checks, and other screenings applicable to the position.
