Aviva Senior Living is seeking a hands-on Maintenance professional to support a senior living community in Manchester, NH. The role emphasizes HVAC, electrical, plumbing, and general repairs with a focus on resident comfort, safety, and well-being.

We value experienced candidates with 5+ years in maintenance, strong problem-solving, and the ability to work on-call for emergencies. The position is full-time with a comprehensive benefits package and growth opportunities.

Qualifications

  • 5+ years of progressively responsible maintenance department experience.
  • Technical skills in basic electrical, plumbing, painting, drywall, carpentry, general repairs, HVAC, appliance repair and preventative maintenance.

Responsibilities

  • Maintains high degree of resident, family and guest satisfaction and retention through high-quality services.
  • Partner with Director of Sales to meet monthly move-in goals and rent readiness.
  • Communicate effectively with co-workers and community leaders.
  • Maintain a positive image with the community and an atmosphere of stability.
  • Perform minor repairs to machines and equipment.
  • Maintain the preventative maintenance program for all equipment in the community.
  • Oversee grounds maintenance, refuse pick-up, and outside appearances.
  • Maintain HVAC filters and ensure cleaning protocols are followed.
  • Implement efficiency measures to reduce operating expenses.
  • Manage approved vendor list and oversee bidding processes.

We seek a hands-on person with general skills in HVAC, electrical, plumbing, appliance troubleshooting, drywall, painting, repairs, preventative maintenance, safety compliance, and team leadership as well as someone who can be a team player. We need someone who can respect our residents and the building they call home.

Senior living, apartment, or large hotel experience a plus. We need someone who would rather pick up a tool than the phone.

$55K plus benefit package and bonus potential.

Shift Details:

This is a salaried position that is primarily Monday through Friday but as with most Maintenance positions, you would be on call for emergencies or technical questions.

Primary Responsibilities:
  • Maintains high degree of resident, family and guest satisfaction and retention through consistent delivery of high-quality services, pro-actively solving problems and promoting a positive community environment.
  • Partner with Director of Sales to meet/exceed monthly move-in goals by facilitating unit turns and maintaining rent readiness of vacant units.
  • Effectively and appropriately communicate with each co-worker and community leader.
  • Maintain a positive image with the community and an atmosphere of stability.
  • Possess the ability to perform minor repairs to machines, equipment, etc.
  • Maintain the preventative maintenance program for all equipment in the community.
  • Responsible for overseeing grounds maintenance, refuse pick-up, and all outside appearances.
  • Maintain the highest level of compliance with cleaning and replacing HVAC filters.
  • Maintain a program of overall efficiency designed to eliminate waste and reduce operating expenses.
  • Maintain a list of approved vendors to use when necessary and oversee the bidding process.
  • Follow the carpet/flooring, pest control, infection control, chemical/MSDS, hazmat and other programs.
Minimum Job Qualifications
  • Ability to read and write in English
  • Ability to work with the elderly in a courteous and friendly manner.
  • Excellent interpersonal skills.
  • Ability to use Microsoft Office
  • At least 5 years of progressively responsible maintenance department experience
  • Ability to perform duties with consideration for residents’ rights at all times and demonstrate integrity and discretion in the care of residents and in handling their health information.
  • Technical skills in basic electrical, plumbing, painting, drywall, carpentry, general repairs, HVAC, appliance repair and preventative maintenance.
