Job summary

Simplified Real Estate is seeking a Construction Project Manager to own residential renovation and fix-and-flip projects from scope to closeout. You will lead the in-house field team, coordinate subcontractors, and optimize resource mix to ensure on-time, on-budget delivery.

Role requires strong field judgment, attention to quality, and ability to manage multiple active projects with cost control. Travel to project sites is expected.

Qualifications

• 3+ years of construction project management, project coordination, or comparable field execution experience.
• Strong fix-and-flip or residential renovation experience required.
• Experience leading in-house employees or field crews while managing subcontractors and trade partners.
• Ability to make independent, cost-effective resource decisions between internal labor and subcontracted work.
• Proven ability to maintain control of project scope, schedule, budget, labor, materials, and multiple active projects.
• Strong field judgment with a focus on quality, standards, organization, accuracy, and accountability.
• Ability to identify issues early, assess the facts, and make practical decisions.
• Experience with Procore, MS Project, or similar construction/project management tools.
• Valid driver's license and ability to travel between assigned project locations.
• Construction Supervisor License preferred, or actively pursuing applicable licensing

Responsibilities

• Own active fix-and-flip and residential renovation projects from scope through closeout.
• Set priorities for the in-house field team, coordinate subcontractors and trade partners, and determine the most efficient resource mix for each project.
• Maintain control of schedules, budgets, labor, materials, quality, and field execution while verifying that work meets established standards.
• When conditions change, assess the facts, make the necessary decision, adjust resources, and keep the project moving without losing control of cost, quality, or scope.
