Job summary

The J. Thomas Company is seeking a Project Manager to lead luxury residential renovations and custom builds in NYC. You will own budget, schedule, and quality across the project lifecycle, mentoring field teams and coordinating with site and office staff.

Ideal candidates have 5+ years in high-end interiors, strong mechanical and structural systems knowledge, and proven subcontractor negotiations. This hybrid role offers a competitive salary and bonus opportunities.

Qualifications

• Minimum 5 years in construction PM for high-end residential interiors.
• Knowledge of structural, mechanical, foundation, and luxury finishes.
• Experience with submittals, RFIs, and technical docs with high detail.
• Budgets, change orders, and NYC subcontractor negotiations.
• Leadership of diverse site teams including supervisors, carpenters, and laborers.
• Ability to read and interpret architectural plans for trades.

Responsibilities

• Oversee end-to-end luxury projects to stay profitable and true to bids.
• Develop schedules, identify critical paths, and keep builds moving.
• Lead start-up and deployment systems; organize admin and technical binders.
• Coordinate with site supervisors to source high-end appliances and materials.
• Implement rigorous QC to meet specs and NYC codes.
• Negotiate with subcontractors and vendors for top craftsmanship.
• Drive close-out with proactive punch-list systems.
