Currently, LMXD is actively working on projects representing over 4,000 mixed-income homes in cities such New Haven, New Rochelle, New York City, Newark, Philadelphia, Washington DC, and New Orleans.

We are seeking a Project Manager to join our dynamic and growing team. This individual will be responsible for driving the day-to-day execution of complex mixed-income, mixed-use development projects from early planning through construction and lease-up. The role requires strong project management skills, including coordinating multidisciplinary teams, overseeing design and construction workflows, and tracking pro formas and timelines. The ideal candidate brings a proactive, detail-oriented approach and a working knowledge of real estate finance to help guide projects through key approvals, financing milestones, and delivery.

Areas of Responsibility & Job Requirements:

  • Possess expertise in new construction, mixed-income residential development, with experience in development, construction, design and permitting.
  • Ability to manage a real estate development project from inception through completion, with guidance (including underwriting, financing and capital raising, coordination of consultants, design, construction and marketing).
  • Ability to perform financial modeling and analysis to evaluate potential investment and acquisition opportunities and structure transactions; perform market research and property-level due diligence.
  • Perform project- and P&L-level financial modeling to evaluate different development scenarios, financing structures and returns for development projects, and assess project viability and risks.
  • Negotiate bank term sheets and documents with assistance, identify and resolve deal point issues.
  • Create budgets and estimate costs in cooperation with subject-matter experts; coordinate budgets and underwriting with agencies, lenders, and equity partners.
  • Coordinate internal and external teams including architects, engineers, consultants, and contractors to ensure timely execution of project milestones.
  • Review zoning studies and other due diligence to evaluate project feasibility.
  • Strategize and obtain entitlements (e.g. manage the entitlement process, meet with government and community stakeholders, etc.)
  • Participate in construction administration.
  • Initiate the marketing process and oversee the lease up/sell-out and stabilization of new buildings.
  • Prepare project- and P&L-level reporting.
  • Perform asset management activities, tracking the performance of completed projects and providing support for refinancings and dispositions.

Knowledge, Skills and Abilities:

  • Self-motivated and proactive with an established track record of getting things done effectively and independently.Capacity to create/sustain project momentum over months and years.
  • A team player, able to work in an entrepreneurial environment and balance multiple priorities and deadlines.
  • Strong financial modeling and quantitative skills (expertise in Excel required).
  • Excellent interpersonal and communication skills (oral & written).
  • Strong organizational skills and attention to detail.
  • Comfortable navigating public approvals and working with municipal agencies
  • Passion for inclusive development and urban problem-solving

Educational Requirements:

  • Graduate degree in Business, Urban Planning, Real Estate, Finance, Architecture, Engineering or other relevant field preferred. Will consider bachelors degree with six years of relevant work experience, including previous experience managing development projects.
