Role Description

The Licensed Property Manager is a full-time, on-site role based in Wesley Chapel, FL, responsible for overseeing the day-to-day operations of community associations. This role includes managing vendor relationships, coordinating maintenance and repairs, performing regular property inspections, and ensuring that community standards and governing documents are followed. The Licensed Property Manager will prepare and review budgets, monitor association finances, and support boards with meeting preparation, agenda creation, minutes, and follow-up actions. The role also involves responding to resident inquiries, addressing complaints, and facilitating clear communication between the board, homeowners, and service providers. The Licensed Property Manager will collaborate with accounting and administrative teams to ensure timely reporting, compliance, and efficient community operations.

Qualifications
  • Current Florida community association manager license (LCAM or CAM) and demonstrated experience managing residential or HOA/condominium properties.
  • Strong knowledge of community association governance, Florida statutes, and compliance requirements, with the ability to interpret and apply governing documents.
  • Proficiency in budgeting, financial review, and basic accounting principles, including assessment collections and invoice approval.
  • Effective communication, conflict resolution, and customer service skills, with the ability to interact professionally with boards, residents, and vendors.
  • Organizational and time-management skills, including the ability to prioritize multiple communities, projects, and deadlines.
  • Experience using property management or association management software, along with competency in MS Office (Word, Excel, Outlook).
  • Ability to work on-site in Wesley Chapel, FL, conduct regular property inspections, and attend evening or occasional weekend board meetings as needed.
  • High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or a related field is preferred.
  • Previous experience in community association management, real estate, or related property management fields strongly preferred.
