The Leasing Specialist initiates and coordinates all phases of apartment leasing. The primary objective is to assist the Property Manager in generating satisfactory cash flow, positive resident relations, and optimal resident retention. The Leasing Specialist will regularly communicate with all necessary Milhaus employees, outside vendors, and other individuals as deemed necessary to fulfill the responsibilities of the position.

Key Job Duties And Responsibilities
  1. Perform all functions related to residency inquiries including telephone and in-person inquiries and maintaining records of the inquiries.
  2. Conduct apartment and general property tours, take telephone inquiries, greet future residents, process applications and deposits while verifying information, and follow up with all future residents.
  3. Furnish and explain written material and applications to prospective residents.
  4. Screen, interview, and notify applicants of their acceptance or denial as residents in accordance with company procedures, Equal Housing Opportunity (EHO) requirements, and any applicable program regulations.
  5. Conduct marketing surveys and make marketing recommendations based on an analysis of the surveys.
  6. Assist with composing flyers and other media materials for promoting residency.
  7. Assist with creating and developing promotional ideas and materials.
  8. Support the Property Manager in maintaining all aspects of property operations, with responsibilities assigned and rotated over time for comprehensive training.
  9. Ensure the office, business center, clubhouse, models, target apartments, and market-ready apartments are in excellent condition. Conduct cleaning, vacuuming, dusting, and inspections; report service needs to maintenance staff; inspect move-outs and vacancies.
  10. Make community contacts with employers, real estate agencies, and others as part of outreach programs.
  11. Accept checks, money orders, and certified checks for daily deposits.
  12. Report property loss, liability incidents, and work-related injuries promptly.
  13. Comply with all regulations and company policies.
  14. Perform other duties as assigned by supervisor.
Requirements
  1. Minimum two years of progressively responsible sales-related experience.
  2. High school diploma or equivalent.
  3. Valid Driver’s License and reliable private transportation.
  4. Proven ability to produce promotional materials.
  5. Excellent courtesy, tact, and poise in public interactions.
  6. Computer skills sufficient for daily data entry.
  7. Knowledge of EHO requirements and relevant regulations.
