Position: Leasing Specialist/Occupancy Specialist, Niagara Square - Buffalo, NY

Sector: Affordable Housing

General Statement of Duties:

Sells features and benefits of affordable housing apartment living to prospective and current residents. Achieves and maintains occupancy goals. Responsible for all phases of the leasing process.

Supervision:

Reports to Property Manager and/or Assistant Property Manager. No supervisory duties required.

FLSA:

Non-Exempt

Essential Functions:
  • Builds relationships with prospective and current residents and coordinates all phases of the leasing process: intakes, interviews, processing, application preparation and distribution.
  • Requires previous experience with LIHTC.
  • Provides professional tours of the model apartment, vacant apartments, and community amenities.
  • Achieves rent levels and occupancy goals.
  • Coordinates and prepares lease renewals and income re-certifications.
  • Updates turnover logs, maintains waiting lists, and prepares leasing reports and market studies.
  • Prepares lease packages and documents for new residents.
  • Conducts new resident orientations.
  • Provides backup support to Occupancy Specialist.
  • Fosters positive relationships with residents, communities, and agencies.
  • Enforces company policies and regulations.
  • Provides high-quality customer service, respecting resident confidentiality.
Minimum Qualifications:

Education & Experience: Associate's degree or equivalent work experience required. Two years leasing/sales experience preferred. Experience with LIHTC leasing.

Skills & Qualifications: Attention to detail, knowledge of subsidy regulations preferred, proficiency in Microsoft Office and Excel, highly motivated, independent work capability, organizational and interpersonal skills, ability to handle emergencies.

Compensation:

$21.77 - $23.00 per hour. Actual pay depends on skills, experience, and location.
