Job summary

Housing Trust Group, LLC in New York is seeking a Leasing Consultant to implement leasing and marketing programs that promote a positive image of the apartment community and to assist management with resident programs and retention.

Experience with affordable housing programs is required. You will greet prospects, tour the community, close sales, process applications, draft leases, and ensure move-in paperwork is completed promptly while maintaining market surveys and lease documents.

Qualifications

• High school education or equivalent.
• Ability to read, write, and comprehend English.
• Mathematical skills to calculate prorations.
• Excellent telephone and communication skills.
• Apartment management and/or sales experience is required.

Responsibilities

• Maintain detailed knowledge of the apartment community and its amenities.
• Provide daily inspection of show apartments and model appearance.
• Handle all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications, typing leases, and securing signatures.
• Document prospect phone and email contacts; complete the market survey.
• Maintain an acceptable closing ratio.
• Collect and secure rental payments.
• Produce reports including monthly market survey, locator log, and commission sheets.
• Assist in marketing; monitor ads, document traffic sources, and assist in events and promotions.
• Post to approved advertising sources daily.
• Maintain organized community office files.
• Maintain knowledge of Fair Housing laws and leasing regulations.
• Assist in inspecting vacant apartments and prepare for leasing.
• Promote resident retention by supporting renewal programs.
• Report maintenance problems observed.
• Comply with safety policies and be courteous to residents and co-workers.
• Be available for overtime, weekends, holidays, and evenings with supervisor approval.
