Job summary

Wan Bridge is seeking a Leasing Specialist in New Braunfels, TX. You will interact with prospects, match needs to homes, and guide move-ins while supporting current residents and property needs.

Your duties include tours, lease processing, lead reports, and market surveys to stay competitive. Prior leasing or sales experience is a plus, as is PMS software familiarity.

Qualifications

• High School Diploma or equivalent required; some college preferred.
• At least one year of sales, retail or leasing experience is a plus.
• Property Management Software (PMS) experience is a plus.

Responsibilities

• Recruit prospective residents and facilitate rental transactions.
• Provide community tours and show available homes, highlight amenities and lease homes.
• Complete lead detail reports, customer information cards, and market surveys.
• Qualify applicants using our Rental Qualifying Criteria and obtain required information to process applications.
• Facilitate move-ins by securing documents and ensuring home is ready by the agreed date.
• Educate residents on community rules, HOA guidelines, and how to use their home.
• Follow up on prospects to close or refer to a sister property.
• Monitor expiring leases and renewals, and work toward renewals.
• Write and distribute tenant notices, promotional flyers, and event information.
• Assist residents with requests and refer to property manager as needed.
• Complete paperwork for complaints and incident reports as needed.
• Help enforce community policies and HOA guidelines.
• Assist in placing and updating banners and signage for marketing.
• Create marketing strategies including lease specials based on market surveys.

A Leasing Specialist should be money motivated and ready to lease to qualified residents in their assigned community. You will interact with incoming prospects and match their needs to the perfect home. Your duties will also include exceeding the expectations of the current residents while supporting the property needs. Our Leasing Specialists are critical to building our communities. Duties/Responsibilities:

• Recruit prospective residents and facilitate rental transactions.
• Provide community tours, show available homes, highlight amenities and lease homes.
• Complete lead detail reports, customer information cards, and market surveys
• Qualify applicants using our Rental Qualifying Criteria and obtain the required information to process applications.
• Facilitate move-ins by secure all necessary documents ex. lease agreement, addendums, proper documentation, and ensure home is ready by agreed date using the Leasing Specialist Checklist
• Educate new residents on community specific rules and/or policies, HOA guidelines, and how to use their new home.
• Follow-up on prospects unable to close (i.e., phone calls, thank you notes, and e-mails) attempt to close sale again or refer to a sister property.
• Monitor expiring lease agreements and renewals, and work towards renewal.
• Write and distribute tenant notices, promotional flyers, community event information.
• Assist and respond in listening and visiting with residents (residents and/or homeowners) to ascertain requests, comments, and complaints; resolve when able or refer to property manager.
• Complete paperwork for homeowner/tenant complaints, property incident reports as needed.
• Help to enforce the community policies and HOA guidelines.
• Assist in placing, removing, and updating all banners, balloons, bandit signs, and flags around the property and other locations where outward marketing is performed.
• Create marketing strategies including lease specials and/or pricing modifications based on market surveys to stay competitive.

• Report to the Office/Community daily to adhere to schedule that include weekends and holidays.
• Ability to access, input, and retrieve information from a computer and/or electronic device.

• Ability to move around work environment including stairs and construction sites.
• Lift or move items up to 25 pounds.
