Falls Management Company in Pembroke Pines, FL seeks a Leasing Specialist to support leasing and marketing for a full-time apartment community. You will promote the property, greet prospects, tour the community, process applications, prepare leases and documents for move‑in, while tracking leads and maintaining high service levels.

You will ensure timely payments, update reports, and help with promotions and resident retention. This role requires strong communication and organizational skills.

Qualifications

  • High School diploma or equivalent.
  • Excellent verbal and written communication skills.
  • Customer service and sales experience; valid driver’s license.

Responsibilities

  • Maintains knowledge of apartment community and amenities.
  • Handles all aspects of leasing, tours, and securing signatures.
  • Documents contacts and completes market surveys.
  • Maintains closing ratios per property expectations.
  • Inspects show apartments and ensures model appearance.
  • Responds to email leads within four hours.
  • Ensures renter’s insurance information is collected.
  • Produces monthly market surveys and reports.
  • Assists in Craigslist marketing and lease events.
  • Adheres to Fair Housing and other regulations.

Leasing Specialist

Full Time Pembroke Pines, FL, US

Salary Range: $20.00 To $22.00 Hourly

Job Title: Leasing Specialist

Department: Office and Clerical

FLSA:Non-Exempt

Reports to:Property Manager

Purpose:The Leasing Specialist is responsible for effectively implementing the leasing and marketing program, promoting the positive image of the apartment community and to assist management with resident programs and retention.

Qualifications:

  • High School diploma or equivalent
  • Excellent verbal and written communication skills
  • Mathematical skills (high school level) in order to calculate pro-rations
  • Proficiency in Microsoft Office (Word and Excel), Outlook and Internet
  • Customer service and sales experience
  • Must possess valid driver’s license

Essential Functions Include (but are not limited to):

  • Maintains a detailed knowledge of the apartment community, amenities and surrounding neighborhood
  • Handles all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications in a timely manner, typing leases, following up with prospects and obtaining signatures for completion of leases/paperwork prior to move-in
  • Consistently documents prospect phone and email contacts; accurately completes the market survey
  • Maintains an acceptable closing ratio based on current property expectations
  • Provides a daily inspection of show apartments, model appearance and sparkle all open units
  • Replies to email leads within four hours of receiving
  • Shopping scores are consistently acceptable
  • Ensure that all residents are providing renter’s insurance information upon leasing
  • Collects and secures rental payments
  • Produces reports in a timely, accurate and complete manner, including the monthly market survey
  • Assists with Craigslist marketing: monitors the accuracy of advertisements and takes appropriate action to correct; accurately and consistently documents traffic marketing sources; assists in leasing events and promotions
  • Maintains working knowledge of laws, rules, and regulations concerning apartment leasing and management, i.e. Fair Housing, collections, evictions, towing and pool enclosures
  • Adheres to company key control policy
  • Maintains organized community office files
  • Handles or assists in the receiving, recording, preparation and follow up of service requests
  • Assists in the inspections of vacant apartments and takes appropriate action to prepare them for leasing
  • Promotes resident retention by assisting with the renewal program
  • Performs daily inspection of common areas and community amenities including patios/balconies
  • Maintains acceptable SatisFact score
  • Reports any observed maintenance problem(s)
  • Must assist and attend resident functions
  • Must stay informed and comply with all policies and procedures as outlines in the operations manual
  • Must adhere to and comply with the company safety policies and rules and utilize safety equipment as required
  • Must have reliable transportation in order to conduct market surveys, attend meetings, visit area businesses, and to purchase and pick up supplies for resident and community functions
  • Must have mode of communication in which to be contacted at home and to respond in cases of emergency
  • Must be available for overtime, weekend, holiday and evening work
  • Must be willing to be assigned to other Falls Management managed communities as needed
  • Performs other duties as assigned by PropertyManager
  • Must always be courteous and helpful to residents, prospective residents and co-workers
  • Travel and overnight stays may be required

Physical Requirements:

  • Frequent walking of community
  • Frequent climbing ofstairs
  • Must be able to operate personal computer, calculator, fax machine, scanners and iPads where applicable
  • Must have normal range of vision, hearing and speech
