A Brief Overview
The Leasing Specialist is responsible for coordinating requests from military families with the property management team and assisting in daily leasing functions at the PPV housing office. Responsibilities include leasing homes, qualifying applicants, executing leases, maintaining resident files, monitoring compliance, supporting social programs, and assisting the Community Director and Manager to ensure policy and government compliance.

What you will do

  1. Coordinate requests from military families with the property management team.
  2. Perform leasing functions, including showing units and executing leases and renewals.
  3. Qualify applicants according to government compliance standards.
  4. Coordinate move-in dates, inspections, and move-outs, including damage assessments and utility billing.
  5. Record service requests and dispatch them appropriately.
  6. Maintain resident and maintenance files.
  7. Conduct routine market analysis reports.
  8. Assist in ensuring property compliance with legal documents.
  9. Organize social events, educational classes, and community activities, possibly requiring flexible hours.
  10. Develop and implement advertising and marketing strategies to attract tenants.
  11. Research market rates and analyze economic and demographic trends.
  12. Advertise vacancies, approach prospective tenants, and participate in community activities.
  13. Prepare properties for showings and conduct tours highlighting key features and benefits.
  14. Manage lease agreements, negotiate terms, and secure signatures and payments.
  15. Create and place advertising across various platforms, including social media.
  16. Drive company vehicles or use personal/rental vehicles for work-related travel as required.

Qualifications

  • High School Diploma or GED required; Bachelor's Degree preferred.
  • Previous leasing experience required.
  • Proficiency with computers and office software.
  • Sales experience preferred.
  • Strong customer service and communication skills.
  • Ability to work outdoors in various weather conditions.
  • Discretion in handling confidential information.
  • Ability to prioritize and work under deadlines in a fast-paced environment.
  • Professionalism, responsibility, and integrity are essential.
  • Self-motivated, detail-oriented team player with client management skills.
  • Valid driver's license in state is required.
