Somerset Pacific is seeking a highly charismatic and motivated individual to serve as a Leasing Specialist for our Baton Rouge properties. This role demands exceptional people’s skills and an “all-in” work ethic.

Essential Functions

· Proactive Sales and Marketing to successfully lease up our HUD and LIHTC properties.

· Provide exceptional customer service to residents and potential residents while utilizing professional sales and marketing techniques.

· Process rental applications in compliance with HUD and Section 42 regulations and other project program requirements.

· Perform weekly market surveys to Identify and recommend local marketing opportunities, appropriate marketing messages and material to drive traffic to the property.

· Conduct onsite inspections to ensure compliance with LIHTC and HUD standards.

· Execute social media, and communication strategies on various platforms to engage customers.

· Enforce multi-state landlord laws, lease and Property Rules and Regulations

· Build accurate new tenant files and submit them to the appropriate compliance department for approval.

· Demonstrated sales, customer service and supervisory skills.

· Excellent Section 42, HUD compliance skills

· 2 years lease up experience for newly developed properties with emphasis on Section 42

Qualifications

· College graduates preferred, with a minimum of two years of customer service, sales and/or community management experience, or an equivalent combination.

· Ability and willingness to work up to six days per week for the necessary level of management coverage.

· Values and foster a sensitive and supportive approach to a diverse working and living environment.

· Commitment to excellence and high- standards, with acute attention to detail.

· Excellent written and verbal communication skills.

· Knowledge of OneSite or similar property management software is preferred.

· Strong organizational, problem-solving, and analytical skills.

· Handles multiple, complex projects, with minimal guidance, prioritizes effectively, and meets deadlines.

· Works well independently and as a member of various teams.
