Arden Property Group Inc. is seeking a Leasing Specialist to drive occupancy and resident retention at our Wisconsin communities. You will tour the property, qualify applicants, and coordinate on-site resident events.

The role emphasizes customer service, teamwork with marketing, and accurate leasing paperwork using Yardi. On-site presence is required, with occasional weekend coverage during peak season.

Qualifications

• High school diploma/GED is required.
• Proficient in Microsoft Office suite.
• Experience with Yardi is a plus, but not required.
• Understanding of vacancy procedures is preferred.

Responsibilities

• Conducts tours of the community, greets and qualifies prospective residents.
• Ensures the community is "show ready" daily by inspecting grounds and vacant units.
• Inspects apartments and townhomes prior to move-in to ensure readiness.
• Uses Yardi to track availability and leasing activity.
• Responds quickly with excellent customer service to residents and prospects.
• Assists marketing in driving qualified traffic to the community.
• Processes credit and background checks, prepares lease documents and move-in packets.
• Maintains day-to-day on-site office operations and presence.

Our Leasing Specialists are tasked with providing a range of social, administrative, and leasing orientated tasks to achieve occupancy and resident retention goals. The Leasing Specialist will achieve these goals by leasing apartments and townhomes to new residents, building a sense of community through coordinating and hosting on-site resident & prospective resident events, providing stellar customer service to our existing residents to ensure renewal, and ensuring resident satisfaction throughout the duration of the lease.

Essential Duties: (Other duties may be assigned)

• Conducts tours of the community, greets, and qualifies prospective residents in accordance with Fair Housing regulation.


• Ensures the community is \"show ready\" daily by inspecting grounds, vacant units, tour paths, and amenity areas.


• Inspects apartments and townhomes prior to move-in to ensure ready conditions.


• Uses property management software (Yardi) to track availability, record activity related to leasing, showings, contacts.


• Responds quickly with stellar customer service to prospective residents, and existing residents alike.


• Stays up to date on competition, and competitor performance.


• Follow-up with existing residents to ensure satisfaction, and with prospective residents until a decision has been made to lease.


• Keep WOW Fridge and Coffee Stations appropriately stocked.


• Assists the marketing department in driving qualified traffic to the community.


• Processes credit and criminal background checks, prepares the lease documents and move in packets, completes move in and lease signing appointments with new residents and ensures an exceptional move in experience.


• Assist in preparing weekly, bi-weekly, monthly reporting related to traffic, leasing activities, and closing.


• Enters service requests, assists with portal setup, or other resident concerns as necessary.


• Manage day-to-day office duties/be present on-site to ensure accessibility during office hours.


• Participates in marketing outreach activities, hosts trade show tables, or networking events where applicable.


• Plan/Manage/Host resident events, at times outside of typical business hours.


• Occasional Saturday coverage in high leasing season typically when the property is trending down.


• Completes monthly, daily, weekly website and ILS audits for the community to ensure stellar digital curb appeal.


• Provides internal, cross functional administrative support.


• Unsupervised tenant interaction including possible vulnerable populations (children, elderly).

Requirements

Skills & Qualifications:

• High school diploma/GED, required.
