Job Description Summary

This role involves coordinating marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction, and securing lease renewals.

Essential Responsibilities
  1. Perform sales and leasing activities to meet revenue and occupancy targets, including greeting prospects, conducting tours, processing applications, and managing lease signing.
  2. Inspect apartments before move-in to ensure readiness and coordinate maintenance as needed.
  3. Stay informed about market and competitor conditions; develop marketing plans to sustain occupancy; implement community policies on concessions and specials.
  4. Create marketing activities to attract prospects, including referral programs, internet marketing, and community-specific initiatives.
  5. Use property management software (e.g., OneSite, Yardi) to track availability, record activities, and manage resident data.
  6. Ensure show units meet company standards through daily inspections and coordination with maintenance, merchandising, and office preparation.
  7. Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions.
  8. Support lease renewal activities by preparing renewal packages, contacting residents, and ensuring timely signing of renewal documents.
  9. Respond promptly and courteously to resident and owner concerns, taking appropriate action or relaying requests.
Minimum Requirements
  • Valid licenses/certifications as required by jurisdiction.
  • Valid driver’s license for operating golf carts.
Physical Demands
  • Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work indoors and outdoors in all weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Occasional travel for property support, training, or meetings.
  • Flexible schedule including evenings, weekends, and holidays.
Compensation & Benefits

Hourly range: $21.00 - $23.00, plus potential bonuses based on performance and position type. Benefits include health insurance, paid time off, housing discounts, sabbaticals, 401(k) matching, parental leave, employee assistance, and more.
