This position is ideal if you want to contribute to community success by achieving leasing, marketing, and administrative goals. This includes building rapport with residents to ensure occupancy and retention, and monitoring support systems to facilitate communication and goal achievement.

The role requires travel and work at various community sites within specific regional portfolios.

Pay for this position depends on the candidate's experience.

ESSENTIAL FUNCTIONS
  • Handle all leasing and marketing activities with prospective residents.
  • Prepare the property for business, inspect the property, and report or address issues. Ensure models and common areas are clean and welcoming, and signage is available.
  • Greet prospects, assess their eligibility based on household size and income, and showcase models and amenities, explaining benefits and costs.
  • Process applications, compile files, and gather necessary documentation such as IDs, employment, and bank verifications. Expedite missing items and ensure compliance with policies and regulations. Enter data into the system and seek approval from the credit department.
  • Assign units based on availability and qualifications, notify applicants of acceptance, prepare leases, and collect rents and deposits. Conduct move-in inspections and explain community rules to residents.
  • Provide resident services, respond to inquiries, and manage work orders using the computer system. Track and document all activities.
  • Collect rent payments, issue late notices, and follow up personally. Deliver notices for rule violations or overdue payments.
  • Manage lease renewals and recertifications, collect necessary documentation, and ensure compliance.
  • Maintain organized documentation and files.
  • Address resident complaints, investigate issues, and follow up to ensure resolution.
  • Promote the property through community programs, market analysis, and outreach at events. Suggest innovative marketing strategies.
  • Assist with resident activities like parties, orientations, and seminars related to job training, health, and financial education.
