JOB DESCRIPTION SUMMARY

This position coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities:

  1. Perform all sales and leasing activities to meet community revenue and occupancy targets, including greeting prospects, conducting tours, processing applications, and preparing lease and move-in documents.
  2. Inspect apartments before move-in to ensure they are ready and coordinate any repairs with maintenance.
  3. Stay informed about market conditions, develop marketing plans, and implement policies related to concessions and specials to maintain occupancy.
  4. Create and execute marketing activities such as referral programs, internet marketing, and community-specific campaigns to increase traffic.
  5. Utilize property management software (e.g., OneSite, Yardi) to track leasing activities, manage resident data, and capture demographic information.
  6. Ensure show units meet company standards through daily inspections and coordinate maintenance for upkeep.
  7. Follow up with prospects and residents to ensure satisfaction and encourage lease renewals.
  8. Support lease renewal activities by preparing renewal packages, contacting residents in advance, and ensuring timely signing of renewal documents.
  9. Respond promptly and courteously to resident and owner concerns, taking appropriate action to resolve issues.

Other Responsibilities:

Complete financial, administrative, and other reports as assigned.

Required Licenses or Certifications:

  • All licenses and certifications required by state and local laws.
  • Valid driver’s license to operate property vehicles.

Physical Demands:

  • Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work outdoors in all weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Flexible schedule including evenings, weekends, and holidays.

Additional Compensation:

Factors influencing pay include experience, skills, and location. The role may include bonuses based on performance, with onsite roles potentially eligible for weekly, monthly, or quarterly bonuses.
