THE JOB
This diverse role combines sales, customer service and marketing to lease apartments to interested prospects. You will lease apartments in our communities through product demonstration and strategic marketing. Making residents feel at home is another aspect of your position, with responsibilities that include maintaining high levels of resident satisfaction and retention. You’ll also demonstrate your marketing skills through web advertising and inquiries as well as keep tabs on competitors through telephone surveys and onsite visits. DUTIES
Duties include but are not limited to the following:
- Maintain superior customer service relationship, per Pegasus customer service policy.
- Keeping a high level of service in mind with every task while resolving conflict to benefit all concerned parties. Relationships: provide excellent customer service. Professionally address resident complaints, concerns and requests on a timely basis to ensure the highest level of customer satisfaction.
- Lease apartments and sell property’s products and services to prospects. Maintain thorough product knowledge of the property and that of major competition.
- Advanced bookkeeping and clerical work. Review guest cards for all leasing staff. Ensure information is documented correctly. Accurately prepare and be thoroughly knowledgeable about all lease-related paperwork. Review and approve lease files for all leasing team. Ensure all documentation is present and accurate. Review information in system for all leases. Weekly review of listed rents and concessions on all leases are required.
- Facilitate all aspects in the apartment leasing process. Touring and leasing apartments. Walk the tour route daily.
- Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms. Work to optimize occupancy while maximizing effective leased rent. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.
- Maintain prospect traffic and leasing data; assist with other computer data entry as necessary.
- Planning and executing onsite marketing and advertising directives. Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys. Completing market surveys as needed and as required by community manager.
- Directs leasing team in the marketing efforts and monitors progress. Acts as the point person for locators, comps, and other industry professionals in sharing marketing and leasing information. Assumes responsibility for placing, removing and updating banners, balloons, signage, flags, etc.
- Mentoring and training new leasing consultants. Assist in the hiring and feedback of the leasing position.
- Plan, schedule and organize resident functions as needed; assist with planning and hosting of others.
- Audit all lease and renewal files for key controls and bonus submission to the community manager.
- Other tasks or duties as assigned by supervisor.
QUALIFICATIONS
- Leasing Managers shall have completed high school or the equivalent. College education is preferred.
- Leasing Managers shall have training in sales and marketing techniques, or shall have obtained such training by Pegasus Residential while serving in other roles in the company.
PROMOTION
Leasing Consultants should be recommended for promotion to the position of Assistant Community Manager only when the following criteria have been met:
- Competent in administrative duties, including accounting and computer orientation.
- Highly motivated, dedicated and enthusiastic Pegasus Residential employee.
- Successful Leasing Consultant who is recommended for promotion by his/her Community Manager.
- Capable of managing the Community in the absence of the Community Manager.
- Have the potential to be promoted from Leasing Manager to either Assistant Community Manager or Community Manager after serving a minimum of two years as Leasing Manager.
- Have completed all appropriate training.
- Have exhibited the desire to improve their knowledge of the apartment industry through participation in training and other activities sponsored by local apartment associations and other sources (PLP, CAM-I, CAM-II, etc.).
- Have at least two years’ experience in Community management and one year employment at Pegasus Residential.
- While not a requirement, we prefer candidates to have attended College and preferably hold a four-year college degree.
CUSTOMER SERVICE RESPONSIBILITIES:
- A complete clean and neat uniform must be worn when working on any Pegasus Property including weekends, if applicable. Personal appearance must be clean and neat at all times, according to Pegasus policy.
- Communicate with residents and prospects in a manner consistent with Pegasus standards.
- Address all resident requests and complaints in an open, professional manner.
- Receive resident complaints in a calm, open, and professional manner.
- Solve problems quickly, within 24 hours, and notify manager for immediate assistance.
