Job Summary

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve revenue, occupancy, resident retention, and leasing goals.

Position Details

This position requires leasing duties at both Enclave at Radius Dilworth and Overlook at Radius Dilworth.

Property Types: Mid-Rise (Enclave) & High-Rise (Overlook)
Stage: Lease Up
Units: 274 (Enclave) + 352 (Overlook)
Schedule: Monday-Friday + rotating weekends

Essential Responsibilities
  1. Ensure achievement of revenue and occupancy goals through marketing, advertising, sales activities, traffic management, and leasing operations.
  2. Stay informed about market and competitor conditions, develop marketing plans, and implement strategies to boost traffic and leases.
  3. Develop advertising strategies, utilize technology for promotion, and generate reports to monitor results.
  4. Coordinate with maintenance to ensure community standards, inspect units, and use merchandising techniques for promotion.
  5. Participate actively in leasing processes, including traffic generation, leasing, qualifying prospects, and lease documentation.
  6. Analyze operational reports to resolve leasing issues and present strategies to stakeholders.
  7. Oversee lease renewal programs and manage resident move-outs as needed.
  8. Respond to resident and owner concerns promptly and effectively.
  9. Supervise leasing team members, including hiring, training, and performance management.
Requirements

Licenses/Certifications: Valid licenses as required by jurisdiction, valid driver’s license for property vehicle use.

Physical Demands
  • Stand, walk, sit, bend, climb ladders, reach, carry objects, crawl in confined areas.
  • Work outdoors in all weather conditions.
  • Lift weights up to 25 pounds independently, 50 pounds with assistance.
  • Travel as needed for property support, training, or meetings.
  • Flexible schedule, including evenings, weekends, and holidays.
Compensation and Benefits

Hourly range: $20.00 - $22.00

Additional Compensation: Performance-based bonuses weekly, monthly, quarterly, or yearly.
