ZRS Management is seeking a proactive leasing specialist to cultivate brand awareness and engage the local submarket. You will help onboard new leasing teammates, mentor associates, and collaborate with Property and Regional Managers on pricing and market strategy.

You will attend weekly leasing calls, review resident demographics, and support preleasing for new openings to ensure a smooth grand opening and outstanding resident experience across the portfolio.

Responsabilités

• Cultivate brand awareness for the assigned client assets and engage the submarket at local events.
• Ensure operational and sales best practices are followed to meet portfolio goals.
• Assist onboarding of new leasing team members to communicate expectations and vision.
• Mentor leasing associates; arrange extra training if benchmarks are not met.
• Establish corporate outreach to HR contacts for preferred employers; review resident demographics monthly.
• Identify traffic sources in the submarket using trackable methods.
• Attend monthly resident activities to promote referrals and study demographics.
• Perform monthly competitor secret shops and report trends and recruiting needs.
• Inspire teams with encouragement, positive affirmations and leadership.
• Assist PM/Regional Manager in data collection and pricing recommendations.
• Help with pricing analysis by site walkthrough for premiums and SWOT vs comps.
• Assist in preleasing kickoff for new openings to ensure standards and tour path alignment.
• Assist with creative/brand collateral for new assets.
• Attend weekly leasing calls to support property goals.
• Submit proposed weekly schedule to the RVP and Regional Managers.
• Any other duties assigned by PM, RM, or RVP.

Job Description

• Cultivate brand awareness for the assigned client asset(s) to reach target audiences. Engage the submarket through regular social involvement in local events


• Ensure operational and sales “best practices” are consistently implemented throughout the portfolio to achieve established goals for sales and service


• Assist in the onboarding of new leasing team members to communicate sales and service expectations and client vision


• Mentor leasing associates that may be struggling in a particular area; assist in additional training if a team member does not meet the secret shop internet, telephone or onsite shop benchmark


• Establish corporate outreach contacts, specifically targeting HR contacts for preferred employers in our target markets. Evaluate resident demographic report monthly to identify potential trends seeking a large employer base bringing employees/residents to the property.


• Identify/target potential traffic sources specific to community's submarket using trackable methods


• Attend monthly resident activities to promote referrals and research community demographic


• Completes monthly competitor secret shops and reports back on concessions, new trends in the market, and/or recruits new talent.


• Create excitement within teams through encouragement, positive affirmations and leadership


• Assist Property Manager and/ or Regional Manager in data collection/entry and pricing recommendations


• Assist Property Manager and / or Regional Manager in pricing analysis by walking the site for premiums, identifying SWOT against market comps


• Assist in “preleasing kick off” of each new opening in the portfolio to ensure all grand opening standards are carried out; the team has all of the tools necessary to be successful, the art of the tour/tour path is communicated and identified (outlining the overall resident experience) from start to finish


• Assist with creative and / or brand collateral for new assets


• Attend manager/client weekly leasing calls to help carry out the goals of the property


• Submit proposed weekly schedule to the RVP and Regional Managers supervising the client portfolio


• Any other duties assigned by the Property Manager, Regional Manager or RVP
