JOB DESCRIPTION SUMMARY

This position is responsible for achieving established revenue, occupancy, resident retention, and leasing goals and objectives. It manages the leasing team by providing training, oversight, and assistance as they interact and assist prospective and current residents.

Responsibilities:
  1. Ensure achievement of the community's revenue and occupancy goals by implementing marketing strategies related to advertising, rent pricing, and concessions. Oversee on-site traffic, maintain an appropriate inventory of 'ready' apartments, and monitor daily sales and leasing activities.
  2. Stay informed about current market and competitor conditions that may impact occupancy and sales results. Provide input into the development, implementation, and revision of marketing plans and goals to sustain occupancy. Participate in implementing creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
  3. Work with the maintenance team to ensure the physical aspects of the community meet company standards for appearance and safety. Develop activities and programs to enhance the salability of apartments and the community by inspecting 'ready' units, creating mini-models, and using merchandising techniques to promote the property.
  4. Participate actively in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, auditing new lease files, and completing move-in procedures in accordance with policies and procedures.
  5. Prepare and analyze weekly financial reports, concession tracking, traffic, closing ratios, and other operational reports to identify and resolve issues impacting leasing performance. Use internal resources to support solution strategies.
  6. Oversee the lease renewal program, manage communication and notification processes, and assist with resident move-outs as necessary.
  7. Respond promptly and courteously to resident and client/owner concerns and questions, taking action to resolve issues or document requests for appropriate follow-up.
  8. Supervise leasing team members by interviewing, hiring, orienting, training, and managing their performance according to company policies and values.
Additional Compensation:

Factors influencing pay include business requirements, experience, skills, and location.

  • Corporate Positions: May be eligible for quarterly or annual bonuses based on performance.
  • Onsite Positions: May participate in weekly, monthly, and quarterly bonus programs.
