Job summary

Two Coast Living is seeking an hourly Leasing Manager to oversee daily leasing activities and lead a small on-site team. You will drive weekly leasing goals, greet and tour market-ready apartments, and ensure smooth application processing and move-ins.

You will balance leasing duties with supervising responsibilities, maintaining a positive, resident-focused approach, and handling renewals with care to foster long-term residency.

Qualifications

• High school diploma or GED required; undergraduate degree preferred.
• 2+ years of residential property management experience with a proven leasing or sales track record.
• 1 year of supervisory experience.
• Natural sales orientation and understanding of sales techniques.

Responsibilities

• Lead a small leasing team to meet weekly goals by setting tactics and objectives.

Job description

As an hourly Leasing Manager, you are responsible for the success of the property’s daily leasing activities.

The How…

Our leasing team works with on-site and regional management to achieve the property’s weekly leasing goals while providing exceptional service and support to our current and future residents. You supervise a small leasing team to meet weekly leasing goals by setting tactics and objectives to drive traffic.

You use your three-plus years of leasing experience to balance your leasing responsibilities while developing your supervisory skills. You aren’t afraid to engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and find a resolution.

You are hands‑on with the day‑to‑day leasing function, setting the tone and standard for how work gets done. You lead by example, stepping in to assist potential residents through the entire apartment rental process where needed, including greeting and touring market‑ready apartments, answering their questions, efficiently processing their application and fees, and supporting them through their move‑in date to create a hassle‑free transition into their new residence.

You know how to handle prospective residents positively while building rapport and trust with each individual as they select their next apartment home with us. These same skills will apply to obtaining renewal with our valued residents.

The Details…

• You will work full‑time, generally on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly
• In addition to a competitive hourly rate, this position is eligible to earn commissions. Based on property performance, commissions range from $50.00 to $100.00 per new move‑in and are paid monthly in arrears.
• During high‑traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules
• We offer many benefits to meet your needs, including medical, dental, vision, and basic life insurance options. The company provides auto‑enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements*. Eligible employees also receive holiday pay (if working) or paid holidays (if scheduled off) for six holidays each year**

• The Company provides at least 40 hours of Paid Sick Leave per year in states with no state mandate. **To be eligible for holiday pay, employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday.

Education And Experience

• High school diploma or GED is required; undergraduate degree preferred
• A minimum of 2 years of residential property management experience with a proven track record in leasing or sales plus a minimum of 1 year of experience supervising others
• Previous property management experience with a proven track record in leasing or sales required
• Natural disposition for sales and understanding of sales techniques and processes

Physical Requirements

• Expected work hours:
• Must work on the heaviest traffic days of the week, including Fridays and Saturdays weekly (and Sundays on an as‑needed basis) and Holidays during peak business hours, including at least one closing shift weekly
• Leasing Managers will be scheduled according to Company guidelines and standards and must approve their schedules with their supervisor
• Travel: None
• Work environment and physical demands:
• General office environment, ability to lift or move items weighing up to 10 pounds
• Able to move about the property to perform assigned tasks and responsibilities, including sitting or standing for extended periods, walking, and climbing stairs to perform functions in various weather conditions and variable climates
• FLSA Status: Nonexempt
