JOB DESCRIPTION SUMMARY

This role manages and directs the community’s marketing, advertising, sales activities, leasing team, and other resources to meet revenue, occupancy, resident retention, and leasing goals.

Essential Responsibilities:

  1. Ensure achievement of revenue and occupancy goals by overseeing marketing, advertising, sales activities, on-site traffic, apartment inventory, rent pricing, concessions, and daily leasing operations.
  2. Stay informed on market and competitor conditions, develop and implement marketing strategies to sustain occupancy, and creatively adjust pricing, concessions, and advertising to increase traffic and leases.
  3. Create and execute print and internet advertising strategies, utilizing technology to promote the community and communicate with prospects, and generate reports using property management software.
  4. Coordinate with maintenance to ensure community appearance and safety standards, and enhance apartment salability through inspections, mini-models, and merchandising techniques.
  5. Participate actively in leasing by generating traffic, qualifying prospects, preparing lease documentation, and managing move-in procedures.
  6. Analyze operational reports to identify issues, support solutions, and present marketing and leasing results to stakeholders.
  7. Oversee lease renewal programs, manage communications, and assist with resident move-outs.
  8. Respond promptly to resident and owner concerns, resolving issues or escalating as necessary.
  9. Supervise leasing team members through hiring, training, and performance management.

Required Licenses or Certifications:

  • All licenses and certifications required by jurisdiction.
  • Valid driver’s license for driving on property.
