Description

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Greeting all residents, future residents and internal team members in a professional manner.
  • Lease and pre-lease apartments.
  • Prepare, post and deposit rental collections daily. Responsible for collecting all delinquent rental payments. File legal evictions as necessary and represent company in court proceedings.
  • Address the concerns of current residents in a friendly and professional manner.
  • Investigate and verify the accuracy of all lease paperwork handled by the Leasing Agent(s).
  • Assist in training and motivating staff to maintain a professional and enthusiastic attitude. All employee issues need to be directed to the Property Manager.
  • Mentoring and training new leasing Agent/s.
  • Planning and executing on site marketing and advertising directives.
  • Submit, daily, weekly and monthly leasing reports as required.
  • Oversee that all service requests are performed and completed within 24-hours upon receipt. Supervise follow-up of all service requests.
  • Supervise implementation and assignment of suites / bedrooms pursuant to the Future Occupancy Program in a timely manner.
  • Qualify prospective residents, assist current residents, and complete lease renewals.
  • Measure the effectiveness of marketing programs with periodic market surveys.
  • Assist in physically inspecting the exterior of property and conduct market readiness of units, along with final inspections of all move-ins and move-outs.
  • Assist in scheduling unit turnovers through maintenance and outside contractors to be market ready within a seven (7) day turn period.
  • Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys.
  • Remain current with regard to landlord/tenant, fair housing and labor laws.
  • Assist with the organization of the office / clubhouse to keep in a neat, clean and organized fashion.
  • Assist with the administrative duties of pre-approving rental applications and lease agreements for the Property Manager.
  • Review resident / staff issues with the Property Manager.
  • Work within multiple deadlines, maintaining efficiency and control over projects assigned within time frames allowed and changing priorities.
  • Must be able to work scheduled hours and have flexibility for periodic additional hours, depending on workflow and emergencies.
  • Possess strong time management skills.
  • Other duties as assigned by the Property Manager.

EDUCATION AND/OR EXPERIENCE:

High school diploma or general education degree (GED); or 2 years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.

MATHEMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY:

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

COMPUTER SKILLS:

To perform this job successfully, an individual should have knowledge of Inventory software and Order processing systems.
