The purpose of this job description is to communicate the responsibilities and duties associated with the position of Leasing Consultant. While the following information should be considered comprehensive, some responsibilities and duties may not be specifically addressed.

POSITION: Leasing Consultant

REPORTS TO: Property Manager

Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. It is imperative that you review these duties, skills, and physical requirements carefully and confirm you can perform all duties and possess the necessary skills and physical abilities.

JOB BRIEF: The Leasing Consultant is the property’s sales representative, primarily responsible for greeting prospects, professionally presenting the features and benefits of the property, and securing lease agreements from qualified persons. A Leasing Consultant is service-oriented and strives to make residents feel welcome and comfortable. The Leasing Consultant will escalate situations to a supervisor when necessary.

Duties And Responsibilities

  • Conduct all business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and all applicable laws.
  • Complete knowledge of Fair Housing laws or attend training within the first 90 days.
  • Understand lease contracts, applications, and addenda.
  • Follow SunRidge policies as outlined in the Employee Handbook and Operations Manual.
  • Report any illegal conduct by vendors, residents, or employees immediately.

MARKETING AND LEASING

  • Maintain a professional, friendly atmosphere in the leasing office and meeting areas.
  • Keep work areas clean and organized.
  • Inspect models and prepare vacancies daily.
  • Answer incoming calls professionally, handling various inquiries or transferring as appropriate.
  • Greet prospects, qualify needs, present the community, and highlight features and benefits.
  • Stay informed about local market trends and contribute ideas for marketing and resident satisfaction.

ADMINISTRATIVE

  • Complete lease applications accurately, process verifications, and notify prospects of results.
  • Process lease paperwork and related addenda per policy.
  • Accept rent and deposits using approved receipts; avoid cash or incomplete money orders.
  • Maintain prospect information, send follow-up notes, and record communications.
  • Inspect the property regularly, report maintenance needs, and organize files.
  • Attend meetings and assist in preparing reports and surveys.
  • Accompany vendors during service calls when needed.

TRAINING

  • Complete all required Grace Hill courses by deadlines; unpaid courses may affect compensation.

GENERAL

  • Perform additional duties as assigned by management.

Qualifications

Maintain good leasing and closing skills, stay organized, and possess basic computer skills.

Work Hours: Flexible schedule including weekends and holidays. Typically 20-40 hours per week. Overtime requires prior approval.

Physical Requirements

  • Stand, walk, or sit as needed, with about 70% on feet.
  • Perform activities like bending, squatting, climbing stairs, inspecting, and lifting litter or supplies.

Vision and Hearing Requirements

  • Constantly read reports, view screens, and inspect property.
  • Communicate effectively over phone and in person.

Driving/Traveling

  • Use personal transportation for property inspections and errands; valid driver’s license and insurance required.

Work Environment

  • Indoor and outdoor work in all weather conditions.

Reasoning Development

  • Apply logical thinking and follow procedures, with capacity for minor deviations.
