Title: Leasing Consultant – Affordable Housing

Location: Palms On Lamar - 8600 North Lamar Boulevard, Travis County, Austin, TX 78753

Compensation: $20-$24 Per Hour (Depending On Experience)

Position Summary

We seek a dynamic, detail-oriented, and customer-focused Leasing Consultant to support occupancy goals through exceptional leasing, compliance with affordable housing guidelines (HUD, LIHTC, Section 8), and excellent resident service. Essential Functions

Leasing & Sales

• Serve as the first contact for prospects; provide info on availability, pricing, and community features
• Conduct property tours, explain eligibility and options under affordable housing programs
• Assist with leasing paperwork and eligibility verification
• Maintain leasing pipeline through follow-ups, scheduling tours, and meeting occupancy goals
• Stay knowledgeable about floor plans, market trends, and competitors

Affordable Housing Compliance

• Ensure leasing practices follow HUD, LIHTC, and Section 8 regulations
• Process income certifications and resident documentation for compliance
• Stay updated on program rule changes and communicate effectively with residents and applicants
• Collaborate with the compliance team to pass audits and reviews

Resident Relations

• Serve as a resource for residents regarding lease terms, renewals, and policies
• Assist with resident retention efforts and community engagement
• Maintain professional, respectful, and timely communication

Administrative Support

• Keep accurate records of leasing activities and resident info
• Use property management software for applications, reports, and data updates
• Support marketing via online ads, social media, and outreach materials

Team Collaboration

• Partner with Property Manager and team to meet leasing goals
• Participate in inspections, audits, and compliance activities
• Share insights on occupancy trends, marketing, and resident feedback

Qualifications

Experience

• 1–2 years in leasing, sales, or customer service; affordable housing experience preferred

Education

• High school diploma or equivalent required; degree in related field preferred

Skills

• Knowledge of affordable housing laws and fair housing
• Proficiency with property management software (e.g., Yardi, OneSite)
• Strong organization, communication, and multitasking skills

Work Environment & Physical Requirements

Frequent interaction with residents and team members in office and property settings. Must be able to:

• Sit or stand for extended periods
• Walk for tours and inspections
• Use computers and office equipment
• Work outdoors as needed
• Occasionally lift items up to 25 lbs.
• Maintain excellent attendance and punctuality
