Leasing Consultant – Monon Crossing (New Albany, IN)

We’re seeking a full-time Leasing Consultant for Monon Crossing at $16/hour. Ideal candidates will have previous property management experience, with LIHTC experience preferred. Responsibilities include leasing apartments, conducting tours, processing applications, and supporting the property team with resident relations and administrative tasks. POSITION SUMMARY:

Responsible and accountable for leasing apartments and providing customer service to ensure maximum occupancy and resident retention.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  1. Lease apartments through telephone sales and apartment tours with prospective residents.
  2. Follow up and establish rapport with prospective and current residents.
  3. Provide excellent customer service at all times.
  4. Present the apartment community professionally at all times.
  5. Coordinate move-ins and move-outs to ensure a positive experience for residents.
  6. Manage lease negotiations, assist with resident retention, and oversee the renewal process.
  7. Assist in maintaining excellent curb appeal.
  8. Maintain compliance with policies and procedures from HKP and the Compliance Department.
  9. Write work order requests, follow up on completed work orders, and enter information into Yardi.
  10. Assist in rent and delinquency collection.
  11. Provide account information to the property supervisor and credit agencies.
  12. Assist with resident relations and enforce community rules and regulations.
  13. Supervise neighborhood committee activities.
  14. Engage in outside marketing and build rapport with local businesses and community agencies.
  15. Assist with office organization, including filing and maintaining resident files.
  16. Perform other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
  • High school diploma or GED
  • No prior experience necessary
  • Language Skills: Ability to read, write, speak, and interpret instructions and information.
  • Math Skills: Ability to perform basic arithmetic.
  • Reasoning Skills: Ability to follow detailed instructions and solve problems with few variables.
  • Computer Skills: Beginner experience with MS Office.
TRAINING REQUIREMENTS:
  • Attend annual fair housing, section 42, and leasing classes.
  • Engage in ongoing professional development.
PHYSICAL DEMANDS:
  • Occasional sitting, using hands, reaching, stooping, kneeling, crawling, bending, or lifting up to 25 pounds.
  • Occasional standing, walking, talking, hearing, and outdoor exposure.
  • Requires close and distance vision.
WORK ENVIRONMENT:

Typically moderate noise levels.
